Refinishing hardwood floor options

So we would like to refinish our hickory wood floors. Its about a total of 1200 sq ft. We have received about 4 estimates. Range is 4000- 6300.

I have one contractor in his quote who is giving multiple finishing options . I would like some help trying to determine what should I pick. Also would like opinions about the prices in general.

The options are below.

Finish System 1 – One Component Water-base

This is a very high quality one component finish system. Many of our residential clients decide on this finish system for their floors and are extremely happy with it. It will provide very good protection and with proper care, your floors will last a very long time. This is a 3 coat system that has low VOC's and minimal odor (verses oil-based finish), great UV protection and a fast cure time. Furniture can be carefully moved back 48 hours after the final coat and rugs after 7 days when it's 100% cured. It's an excellent cost effective choice for most residential applications like your home.

Finish System 2 – 2 Component Water-base

If you want the best in 2 component water-based finish systems, this is it. It’s a commercial grade finish that boasts exceptionally high scratch resistance and excellent chemical resistance. This is a 3 coat system that has low VOC's, minimal odor, great UV protection and an extremely fast cure time. An excellent choice for those looking for long lasting durability and a beautiful looking finish. This is the finish system we recommend for homeowners that have large dogs, a big lively family, or if you have very thin floors and this is the last sanding they can sustain. We also use it for our commercial projects like retail stores, hotel lobbies and restaurants.

Finish System 3 – UV Cured Water-base Commercial Grade

If you want the best of the best in surface finishes, this is the finish for you. It’s the most technologically advanced finish system on the market. We use it for our commercial projects like restaurants, retail stores and hotel lobbies when they need an exceptionally quick turnaround yet can’t compromise on quality and durability. This is a 3 coat system. Once the finish is applied and dry enough to walk on, it is then instantly ‘cured’ with a UV machine. This allows you to walk on your floors and move in your furniture and rugs straight away. In comparison an oil based polyurethane finish takes about 30 days to cure and a water-based finish takes between 1 to 14 days to fully cure. Granted, it may be a bit of over-kill for your residential floors, but we’ve put it in many of our client’s homes that wanted unsurpassed durability and the convenience of not having to wait for their floors to cure. This finish system will not disappoint those looking for the very best.

Specialty Finish- Hardwax Oil

If you want the best in 2 component hardwax oil finish systems, this is it. It’s based on 100% vegetable oils and contains no solvents or water. It has an excellent water and chemical resistance. This is the finish system we recommend for homeowners that want a non film forming finish, with a more natural appearance. We also use it for our commercial projects like retail stores, hotel lobbies and restaurants when cure time is an issue. It has great repair ability do to the fact that it penetrates the wood.
