Refinishing hardwood, best options for DIY natural look

I've bought a house which has approx 1100 sq ft of oak floors, fairly certain its white oak.I want opinions from those who have DIY. I'm primarily worried that I will do a poor job in the sanding or staining/sealing...and want to know how forgiving the lighter sealants/stains are...and if I should spring to get a professional sander and then stain/seal myself, or vice versa. The floors should be in pretty good condition and not need a ton of sanding.
----Option 1 is a light stain. Use Rubio monocoat white cotton, which only needs 1 coat. End result is a light stain with matte finish.
----Option 2 is an unfinished look. Sand the floors. Use Lobo 2k invisible protect AT; with 3 coats. Possibly use a single coat of supra AT satin if I foresee issues with haze like others have had.Has anyone worked with these products before?
