I guided the design/layout, but with some help from the architect. Intended to be our main home.

Another blind stairway/hall configuration. Perhaps a 3D computer model would help. Another approach is to start with the stair and let it be an organizing feature.

Agree with RES2. Get the stair set up parallel to the circulation spine and let it be part of that. Lots of light can flood into it that way as well as serving as an interesting feature aligning with the hallway.

Stairs hardly ever get the attention they deserve and more often than not are after-thoughts. great stairs connect a house while poor stairs dissect it.

Not crazy about the exterior.

How do y ou plan to use the courtyard? It doesn’t look so easy to access. How will you treat the blank two-story wall of the garage and adjacent wall? That’s the view from one of the living room windows. What wilthe light be in the courtyard? Enough to grow anything?

Add windows by the door downstairs, in fact make it a glass wall echoing ARG’s upper hall.

I assume the courtyard is like a kid side yard since they don’t have one with the steep backyard? So a flat grassy play spot not a hang out adult spot? I do agree more windows upstairs along that wall would look lovely by I also suspect what isn’t shown in the plan is that a house is essential right beside you so maybe you don’t want a glass hall looking at your neighbour?

I like the simplicity of plan. Some comments:

- I don't see the contours that are shown matching the lower level courtyard from street elevation. Reason I'm looking for them is I expected a sloping courtyard. But since it's all at lower floor elevation, the courtyard is a very echo-y, flat vertical, and stark place. 2/3 of the walls at human height are blank concrete foundation (regardless if stucco'd or another finish or not). Does it face North as well? Which is the view that is capitalized - limited direction from the courtyard, somewhat-limited direction from the upper deck, or the outer bedrooms limited direction (where do you get the stated "180 degree view" from any point inside or outside the house)?

- Also for the courtyard, coming down the stair to a courtyard view would be better. There is a peek at the courtyard from above as you walk along the hall, a relatively small Living window, and a single door access, but it just seems that the courtyard, regardless of view, is not open to the house and has the feel of an urban prison courtyard. Maybe an extreme analogy, but for such a large chunk of the site and arranging of the house adjacencies to be dedicated to this, more openness and utilizing or adjusting it's location seems would be more optimal.

- Also looking at the contours, it appears there is an opportunity off the Master for a private patio. Likewise, an arrival, or view, from the hall out that side would be much better than a dead-end hallway.

- The deck may be undersized for dining and seating, if that is the main view to the lake and where most time will be spent if you don't feel like going down a lot of stairs outside. Also, with the deck being the roof over the lower floor should be detailed now in terms of a step down from Living and roof insulation (e.g. same floor joists probably not deep enough for both roof insulation value and MEP within it, and floor elevation in same plane as the interior floor elevation before considering waterproofing, slope, and finish).

- The fenestration and use of exterior cladding could use another design eye. The concept of alternate sloping roofs is fine, however, the garage in massing is prioritized and you are left with really tall walls from the side of the attics - nothing about the sloped roofs is exploited in fenestration or massing. And for the Living sloped roof massing you are missing a column next to the island.

- What kind of lake is this - only for view, or for activities. Don't know what your SF limits are, but whether a permanent or vacation home around lake living, what appears to be an expensive house/location seems shy on SF to complement those activities (especially if Canada winter) = storage, rec/fam room. But great for a kidless couple with only kidless friends visiting.

I live in Creston on a cliff we have a 1956 MCM ranch with walk out and fabulous views I love our very simple home no fancy roof angles and great interior layout all facing the view. We have the typical overhang on the south and west side of the ranch that helps keep the house cool in the summer and the sun allows to help heat in the winter . We have a very similar climate with hot summers so those huge overhangs are IMO a must. Our walkout has huge windows and access to the pool but I think you could do better for layout and a really good think about the whole house layout. I have never been a lover of a bunch of roof angles for no purpose

Based upon assumptions made with the information provided, I like the unconventional overall form of the plan . . . that is where the 'like' stops.

Not sure how the house responds to the natural site. I assume the contours shown on the site plan are proposed; which bring up concerns of the amount of earthwork and shedding surface water on neighboring property.

If the lake is that beautiful, I would locate the spaces in which the best view is desired in a location to have the best unobstructed view and put the deck, or other spaces, off to the side.

As ARG mentioned, the exterior seems clunky and un-composed, without much rhyme or reason. The window sizes and placement need more attention.

Why does the best elevation for light and passive solar heating and cooling only have a few windows? Or are you in the southern hemisphere and if that's the case then the windows on the north are good but I'd still love to see if you could better utilize them.

Small things to think about after you refine the overall:

You have no prep space in the kitchen and the dishwasher is in your prep area. We take food out of the fridge, bring it to the sink to wash, then prep between sink and cooktop. 24" is way too small for prepping between the 2 and the dishwasher becomes a barrier if you need to open it while prepping.

The 2 guest/family bathrooms look small in that the vanities are small with no storage.

The master toilet backs onto a bathroom which means if you go in the middle of the night, the poor kid in the bedroom will be woken by the flushing toilet and no, sound proofing only works so much.

The 2 bedrooms downstairs have only partial soundproofing (the closet)

Laundry room will feel like you're doing laundry in a closet. Is there any way to switch the laundry and the mechanical room so you at least have a window in the laundry?

What is the size of the master closet?

It's not safe having a toilet door close into a toilet room. If someone was sick or on the floor in the toilet room and needed help, there is no way to get to the person. Either have a pocket door, a door that swings both ways or an outswing door.

I personally prefer when my master closet is right next to my master bathroom. This way I can get dressed without having to cross a room.

Why only windows on 1 wall in the bedrooms and the office?

Five years is not very long to live in a new, custom home. That small amount of time will fly by.
