Comments (14)If you want to get an estimate of the replacement cost you could call some contractors and ask what the cost per sq ft is averaging in your area for a gut remodel or fire remodel, including demo and debris removal. Here's the thing though, usually your insurance policy provides an endorsement that will cover you if the replacement cost actually exceeds your limit. They only allow that endorsement if you use their value. Working in the industry for many years, I will tell you that people often have inadequate coverage, not the other way around. Comments (2)Varies by state. In my state, it would not be covered since it has been happening slowly over a period of time. Comments (6)Absolutely find a public adjuster to represent you. Don't try to work with the insurance co adjuster to get his estimate inline with the costs you receive; and, for sure don't use an insurance co contractor to do the work. You're right, insurance co's have changed over the years and what you used to get, peace of mind, by having insurance is now a whole new set of rules designed to find ways to either not pay the claim at all or to pay substantially less than what the actual damages cost to repair, especially when it comes to water damage. IMO the best public adjuster you can get is one that used to work for the insurance industry and now works for the consumer. Comments (12)One of my dear friends has had two similar leaks in her home. She had to battle with insurance, but both times they've paid for furnished, short-term housing in a 3 bedroom apartment. She has 3 kids and they really wanted to put her in a hotel (well, insurance really wanted them to stay at the house), but it just wasn't practical with a family (or safe). Repairs took much longer than expected (I think one was 4 months and the other has been 6 months so far). Supplies are taking longer with COVID and every step just took a really long time. She has had to advocate to get everything covered, but if other flooring was damaged and can't be repaired, that needs to be replaced.
