I'm on the peninsula too, and I doubt that the contractor can make any money at that price, especially if you chose nice fixtures. That bid probably assumes no change in plumbing and contractor grade fixtures and materials, so if you're not particular, or the house is a rental or something, it might be possible. I recently got a bid of 30K for a completely new bath in an older tract on the Peninsula. I did the room for around 15K, but I'm a designer living with an electrical contractor and we called in some favors and did much of the work ourselves. Of course it is quite luxurious..... As for the cultured stone, I did use it sparingly, with beautiful results as a deck around my soaking tub where real marble was impossible, but If you intend to use it entirely throughout the bathroom, have someone with a very good eye for color choose it. I could recommend a company on the peninsula, but I don't know if we're supposed to name businesses in this forum. Be careful. IMHO, one can easily cheapen the look of an otherwise nice bathroom with cultured stone. That's why people tear it out and replace it with tile. Kathryn

Rebeccamom - My project is scheduled for just after Labor Day. I had to move it out because of work and a family vacation. The extra time has been really great for sourcing and research and I would strongly encourage a 4-6 month window if at all possible. It seems there are so many decisions to be made in a bathroom reno. As far as measurements, my bathroom is a bowling alley! 4.5 feet wide by 11 feet long, not including the shower which is 4 X 2.75 off the long wall. Just to clarify, the $10K estimate is for labor only. I'm trying not to add up the cost of materials as I acquire them. It's painful having expensive taste on a middle class budget!

My DD's bathroom is 61 x 76 plus a 36x60 alcove. She lives in a Midwest metropolitan area and did complete gut remodel with everything new except the toilet. She used Dal-tile porcelain tiles, Florida Tile mosaic with Schluter Quadec edging, Kohler's Archer tub, Kohler Forte faucet, shower head, and accessories, Fieldstone cabinetry, NuHeat under-floor heating, quartz countertop, Porsher sink, Tech Lighting bath bar, recessed lights, Panasonic exhaust fan, and a Crate and Barrel mirror. She hired a contractor to do all the work except painting. Her remodel cost was $13,300. My son did a similar size bathroom full gut remodel using the same contractor, and similar materials with the exception of using a Kohler cast iron shower base and glass shower doors and some wall cabinets which increased his costs slightly so his bathroom was about $15,000.

I'll give you a guesstimate on the cost anywhere between 40-500k, pick any number in between because your guess would be as good as my. Kitchen to swap cabinets could be 13-100k depends what you pick Master bath could be 8-50K depends what you pick and the scope. Deck- could be 10K-100k depends on the size and what you pick. Trim- could be 5-40k same thing depends what you want Doors w/ install- how many doors? you can get a $60 door or $200 door Paint inside/out can be 6k-20k depends who is doing the job and what finish you like. Carpet- the same thing can be $7-50 per yard plus install. Fireplace surround and stone-you can get a $80 mantel or you can get a 5k trimmed out surround +the stone Bathrooms (just aesthetic upgrade)- could be from 6-12k ( I was just visiting a friend of my doing a master bath remodeling, just the toilet his cost was over 5k) That said, none of the numbers you get her will help you, because everyone is pulling them out of the sky because no one knows what you have and what you want. Another way you can help yourself, put 30k on every item you want to remodel and add another 20k for miscellaneous items... what will cost less will be applied to items that cost more and vice versa and see if you OK with that number. After that get a few contractors (3) minimum for a job this size and compare apples to apples, and see what numbers they come back with and compare to yours and see if you can make it work. If they come with lower number, you met your budget and what you have left will be all yours to take a nice vacation because you will needed :-) Good luck.
