Thanks. Yes, looking to hire out for the project. My question is, what is an average cost breakdown based on mid-range finishes for a complete facelift without moving plumbing (which I believe then can double the cost once you start relocating sink, shower, toilet).

There are a lot of factors that go into making a bid, how many stories high? What city are you in? Are permits needed ? Is this a single family home? Parking ? Pets? When did you want the work completed? Did you want to hire a turn key operator or hire out each subcontractor? How old is the home? How old is the plumbing? Were the old tiles mudset?

You'll fare better by getting a number of bids from well researched contractors. Then let us know what you've discovered.

In 2011 I remodeled our down stairs bath. The materials alone were $8,000 - that's not counting my labor.

10 x 6 bathroom, 3 X 5 Shower, Tile Redi shower pan, glass shower door, 55" floating vanity, mirror, exhaust fan, Italian porcelain tile ( shower, floor, and half way up the wall), Grohe fixtures (thermostatic) , heated floor, thermostat, Toto toilet, can lights, light in shower, light over vanity, new door. Naturally you'll need cement board, sheet rock, thinset, paint, plumbing, and electrical.

I forgot the permits: about $750.

We recently contracted to have our hall bath remodeled (Finally!!) It is about your size. We don't have a tub, just a shower. Labor was twice the amount of the materials.

Just finished a similar sized bathroom, slightly smaller than yours. Did not tile up the walls. I did the demo, installed wainscotting and light fixture and painted. Hired out plumber and tile installation (including installing and waterproofing the shower/tub surround backer board etc.) I made modest, fairly budget friendly choices but not lowest end.

Vanity - $1100

Light Fixture - $35

Wainscoting and trim - $150

Paint - $120

Permits - these are so local there's no point quoting them. You'll have to check with your local code office.

We gutted a tiny bathroom, annexed a small closet and moved every piece of plumbing. We have a shower over bathtub and used the cheap kohler cast iron tub, cheap white subway tiles for the shower walls and wainscoting, Marmoleum for the flooring, custom vanity with soapstone top and Hansgrohe faucets. We hired a GC. Total was right around $22,000, including permits. We live in a very high cost of living area. Our bids ranged from the low twenties to seventy thousand. Multiple bids is an excellent suggestion, IMO.

I should add that we have a single story house over a crawlspace so moving plumbing is relatively cheap for us. And we had water damage from an old leaking shower, but we knew that going in--actually knew it when we bought the house which is why this was our first remodeling project for this house.

My DD's hall bath is 61"x 76" plus a tub alcove that is 36x36. She replaced the tub, sink and mirror and vanity cabinets, but kept her toilet. She bought Kohler and Moen faucets, nothing high end. The room was gutted so all new dry wall was put in. I painted the walls for her. She put in new lighting and a vent fan and added heated floors. Shower rod, towel bar, towel ring and tissue holder were new. Her tile is a large format marble look porcelain that was $3.50 a sq. ft. Her countertop is quartz. Just like Debbie1000 labor was about twice the cost of materials. The final tally for the remodel was approximately $18,000. Here is a link to her completed bath: Small bath remodel

My son also remodeled his hall bath which was similar in size. He replaced his tub with a cast iron shower pan and bought semi-frameless bypass shower doors. He bought a handheld shower head and slide bar in addition to the shower head. His tile was over $6 sq.ft. Everything else was pretty much the same as my DD's including the contractor. Not sure the exact cost but my son's remodel was just over $19,000

Mine's 5x10, which includes the tub/shower alcove. Basically it was all gutted and replaced with new. No plumbing was moved. I got three bids, all of which were calculated differently so I needed a spreadsheet to compare. The GC I picked was the most expensive and he was a joy to work with. After having a tub with glass doors, I definitely just wanted a shower curtain and am so glad. When I remodel my MBA shower I'll go with a curtain there too.

Everything, including mirror and towel bars, cost $15K, which was the arbitrary amount I didn't want to exceed. The tile was subbed out and included in the price. I live in the Bay Area so our labor costs are pretty high. [Just got an estimate for installing new entry and screen doors and I'm still recovering.]

I like my new guest bath so much I use it instead of my en suite MBA.

I was really thinking of doing frameless glass shower door but am getting cold feet after hearing how high maintenance it is. Thanks Rebecca!! I love it. It's me. Light and clean. Good ole $3/sq.ft. Daltile subways in the shower. The shower curtain was $16 from BB&B. I wash it every now and then. When I first got glass shower doors I thought I had arrived. I'm so over it now.

My vanity is darker than I'd intended, partly due to the stain coming out darker than the sample, and partly due to where it's situated. I'm over that too. :) My favorite thing is the carrara counter, mystery etches and all.

Linelle, do you ever have issues with the window in the shower/tub?

Okay, so here is my sad excuse for a bathroom, in all its tiled glory. I'd love to move the tub/shower along the back wall, but I have that window and radiator already there. So I'm afraid I'll double the cost just to move that.

Rebecca, zero issues with the window in the shower. It's pretty high up on the wall, so there's that. I keep it open year-round (more or less depending on the season, but always open) so I have no mold or dampness issues either, considering I don't have a fan. I should have added one when I remodeled, but I was counting pennies and don't miss it.

Shouldn't be that difficult to move the radiator.

If you have any diy skills and have time to spare a few hours a week, I would recommend doing everything but the tile by yourself. Especially if you arent moving any plumbing.

Added up that's approximately $1900 for materials with tax. Not sure what part of the country you are in. We are south, but I assume home depot and lowes have same prices elsewhere. This bathroom is the kids bathroom, so we didn't make it fancy. We saved a ton doing it ourselves.

Wow, that is inspiring that you did this yourselves! It came out beautiful! LOVE your linen built-in! And, it's inspiring to see the double sinks in a "smallish"bathroom. What is the measurement of your room? Also, although we're not planning to move plumbing, we are replacing the toilet, tub and sink/cab because they are all in almond and I want white. Did you do radiant heat under the floor?

Thank you for the compliments!! We didn't do radiant heat in this bathroom. They are in and out so quick and I don't think they would even notice. We did price it out though. If I remember right it was around 250-300 to do? This bathroom is 14x5. It has a lot of wasted space to the left of the vanities where the door opens because the attic access panel is there. The space we use is around 10x5. We chose the 2 Vanities so the kids would be completely separate when they get ready. I wouldnt waste your money on a pricey toilet. You can stock ones for $100. This toilet cost the old homeowners around 300 new and it doesnt do near the job like our $89 toilet in the half bath! Definitely rewarding if you diy most of the work! We bought certain things each payday so it wasn't a hit all at once too. I'd recommend Home essentials software too. I think it was $20 to download, but I played around with different looks and materials for a few days and it was nice to see what it might look like so we didn't do work and not like the outcome! Shop around and make your own custom. Good luck!

Love what you did with the bathroom Ashley! So it's possible to fit a bathtub on a 5ft wall? My (and Rebecca's) is 6ft so at least that won't be an issue.

I guess you're lucky in that you didn't have to move any plumbing...unless you did and I missed it! Did you already have two sinks?

Granted you've got 4ft extra depth to play with but gaining 3ft of wall space by repositioning the tub would be great for us. We're up for diy but would definitely need a plumber for parts.

We only had 1 sink to start. My husband got a book at lowes about diy plumbing and figured it out that way. He says it wasn't bad at all and cost around $30 in actual materials. That was the only plumbing we added. Also, the 5 foot tub goes stud to stud.

I have a similar size bathroom that I am planning to remodel in next year or so. There's a toilet, one sink, one window, and bath / shower combination. My GC quoted me a price of $20K for the remodel, keeping same footprint for plumbing fixtures. This estimate does not include cost of new tile, new tub, new sink, new faucets, new vanity, new countertop, or new window. It does include adding two recessed ceiling lights and a ceiling fan. It includes the labor for taking out existing plumbing fixtures (and pipes) and replacing them.

20k is crazy for that job!! I'd honestly suggest you to get separate quotes from electrician for lights and a separate plumber. I just asked a family electrician and he said 1k max to add those lights depending on how long the wire run is. Is there something wrong with your current plumbing since you are replacing?

Yeah, I thought it was high, too, so that's why I'm holding off on remodeling the hallway bathroom until after GC completes current remodel of the other two bathrooms, which did involve moving walls and fixtures. I had a pinhole leak in the copper M plumbing in my master bathroom (not discovered until I started remodeling the master bath), so I've replaced most of the copper M pipes in my house with copper L. The electrical panel is close to the hallway bathroom, so wiring for new lights and fan is not a big deal. I recently paid the GC's plumber to replace the toilet, but he would charge me another $200 to take out the new toilet and put it back in for new flooring. All I really need to replace in the bathroom is the vinyl flooring, vanity, sink, mirror over the vanity, and lights over the vanity. The tub, shower, and wall tile are in good condition.

What are copper M and L pipes? We have pinhole leaks in the cast iron pipes that take the waste from the bathroom out to the septic. Wondering how much that would cost.

Type M is thinner (and less expensive) than Type L; and thus, more likely to develop pinhole leaks. I had a leak in waste pipe from toilet as well - caused by a nail / screw going through it from dry wall installation. I had to replace only the section that was damaged.

It's a shame. L copper was used to plumb houses for years. Then to save a couple of bucks they started to use M copper. The cheap becomes the more expensive.

I have to concur $20K seems like an awful lot. My estimate (work has not started yet) is $10K for a small bathroom. New everything, raise ceiling in shower alcove, lower curb, tile half way up wall, move plumbing behind wall and install wall mount faucet over vanity, install 3 recessed lights and new sconces, all new faucets/fixtures, toilet etc. I live in a major metropolitan area.

Would love to try DIY, but with work and commute, I barely have time to do all the design research for this project. Thank goodness for this forum!

We'd love to redo our upstairs guest bath, which is "my" bath. DH uses the en suite Master, which is very small.

My bath is about the same as the OP's, and I want to rip everything out and replace. Nothing moved.

The bath has this gawdawful granite countertop with a skirt, and nothing below! Like a hotel. I have 2 wicker drawers below for storage, so needless to say, I'd love REAL cabinetry!

I'm hoping that we can get it done for around 10K, with DH doing some of the labor.

The baths here are inspiring.

mimi, of my $15K total cost, about $8.5K was labor. So if your DH can do some of the work, you ought to be able to keep the price down.

We're just so weary of spending $$ on big projects. We've redone our kitchen and deck/patio in the past few years, and I'm wondering if we want to really do this, or let the next owner deal with it if they want to.

What I found interesting is someone saying that they were so glad to get rid of their glass bathtub enclosure. I've wanted to actually get one and get rid of my curtain.

Rebeccamom - My project is scheduled for just after Labor Day. I had to move it out because of work and a family vacation. The extra time has been really great for sourcing and research and I would strongly encourage a 4-6 month window if at all possible. It seems there are so many decisions to be made in a bathroom reno. As far as measurements, my bathroom is a bowling alley! 4.5 feet wide by 11 feet long, not including the shower which is 4 X 2.75 off the long wall.
Just to clarify, the $10K estimate is for labor only. I'm trying not to add up the cost of materials as I acquire them. It's painful having expensive taste on a middle class budget!

I just remembered that the $8.5K in labor includes a $3K allowance for tile + installation, which he subbed out. My tile choices weren't expensive so he probably made out a bit on that one. I don't mind because I chose the tile I wanted.

I'm one of the people who is glad to be rid of the glass tub enclosure. Sixteen years ago when we bought this house, I thought it was the greatest thing. I grew to hate everything about it. I never thought I'd love my shower curtain, but no more ugly, smelly plastic sheets. I'm so much happier with a curtain now.

We are finally done via DIY and a pretty small bathroom 8x8. Nothing was gutted but we swapped out existing fixtures for new ones. I kept the original 1928 cast iron tub and did not have it reglazed. Traded glass block window for traditional double-hung. Tiled a tub surround and halfway up the wall.
