Small Bathroom Labor Costs...is this reasonable?
Comments (14)My time estimate is 3 days to rip out and install tub, rough plumbing, prepare walls and floor for tiler. (Then we wait for tiler?) Say he comes on day 4, he is expected to take several days at least. Floor can't be walked on for a day, then needs grout, etc. Then vanity install. Then granite install. Granite has a turn around time of a week? Plumbing fixtures, lights, not sure if wainscoting goes up when? I'm figuring 2-3 weeks over which the bath will be unusable and workmen will be coming and going. Maybe we'll be lucky and it will be done in 2 weeks. But there are sometimes delays between sets of workers. I know people who get a kitchen in 2 weeks, and ones who take 6 months. It depends on what you are having done. Also where you live. As soon as anyone comes into my neighborhood their price goes up. Not bragging, we got a smaller house in a nice neighborhood that was run down and have been fixing it up slowly for years. But the contractors all seem to assume we have "money"! LOL! We went with our plumber because we've known him for years and he's very reliable. I'm sure there are people who might be less, and I KNOW there are people who are MORE! Comments (12)Thanks everyone! raehelen - So true about the costs of my time spent agonizing/designing/googling/comparison shopping etc. I now have immense respect for people who design bathrooms for a living (there are so many things to think about!!) and, as you mention, tradespeople. If you have another project you can use the better saw on, seems worth it... Or maybe rent a better one? Thanks for the "timeless" comment: that was one of my goals for the design... probably because I don't want to do this again anytime soon :-) sloyd -- Part of our plumbing involved moving the toilet flange and reworking the piping for the wall-mounted radiator. If they didn't have to do that, I'm guessing we would have been closer to $10k. So, I think it is doable. I could have also done a better job of repurposing things I already had for the accessories/misc stuff. Good luck! DwayneHutchins -- Thanks. Yes, the cupboard is custom. Comments (19)The issue with putting sink and toilet on an opposite wall in this particular bathroom is that one of those walls is an exterior wall, which would be problematic for locating the sink there. It's possible to put plumbing in an exterior wall, but requires a lot of extra care and work and some plumbers may even refuse to do it because of the risk of freezing pipes. You could avoid that by swapping the tub to the opposite wall from its current location, but then it would necessitate relocating the door. There is also the question of the size and location of the window on that side, which may also require reworking. Having to completely relocate the plumbing and completely revamp the space would be a much more expensive/intensive project for the OP. It may be something to investigate but may not be a financial possibility. The current plan seems to be a much lower cost proposition as sink and toilet plumbing will not be moved and the reworking of the shower plumbing will be comparatively simple. Comments (14)My DD's bathroom is 61 x 76 plus a 36x60 alcove. She lives in a Midwest metropolitan area and did complete gut remodel with everything new except the toilet. She used Dal-tile porcelain tiles, Florida Tile mosaic with Schluter Quadec edging, Kohler's Archer tub, Kohler Forte faucet, shower head, and accessories, Fieldstone cabinetry, NuHeat under-floor heating, quartz countertop, Porsher sink, Tech Lighting bath bar, recessed lights, Panasonic exhaust fan, and a Crate and Barrel mirror. She hired a contractor to do all the work except painting. Her remodel cost was $13,300. My son did a similar size bathroom full gut remodel using the same contractor, and similar materials with the exception of using a Kohler cast iron shower base and glass shower doors and some wall cabinets which increased his costs slightly so his bathroom was about $15,000....See Morerebeccamomof123
