Mini kitchen re-do pre full re-model.. help? (pics)
Comments (45)I just want to thank everyone for the help and advice. Dh and I have decided to go ahead with the full re-model. We won't be changing the layout but we are going to replace flooring, cabs and counters. I've decided NOT to use the maple slab from my barn. I'm going with granite all around. I REALLY want to remove the soffits but I took a peek today and there is duct work through out! I'm really having a hard time with this.. just looking at them makes me want to cry. I just don't know what to do to make them blend in. They aren't just typical soffits that are near flush with the cabs.. they come out almost 2 feet from the wall, and 10 inches from the cabinets. They also have some funny angles that might make crown molding around the cabinets look odd? I'm going to post over on the kitchen forums to try to get more feedback on the soffits. Comments (97)We generally prefer historical cost basis over any time of assessment, so what you paid for an item. However, one problem with the historical cost basis for ad valorem taxes is it adjusts for realized gains and losses while not adjusting for holding gains and losses. This means that two identical houses would pay two different taxes based on the last time they were sold. This isn't quite fair so to remedy this, ad valorem taxes are occasionally adjusted to compensate somewhat for holding gains and losses. In other words, we don't want people who bought 3 acres next to Central Park 65 years ago, to be paying property taxes on $100,000 when an identical property next door pays taxes on $15,000,000. That is the entire purpose of adjusting property values. Improvements aren't simply holding gains, it is putting money into the structure so that it is nicer. If you want to fairly tax improvements you would need a tax on the increased value less a tax credit the amount paid over the marginal assessment value. So, the premise that you have some moral obligation to pay marginally higher taxes because you spent $50,000 for a nicer kitchen that adds only $20,000 to the property value, is one I find questionable. In other words, if you paid more for the remodel than it added in property value you should get a tax credit against the increase. However, that is far too complicated and thus taxing jurisdictions who are acting efficiently and attempting to be fair, avoid increasing valuation for improvements and replacements, but do increase valuation for additions. You can get a middle-of-the-road kitchen done for $35-40k - that is with no structural changes, and also knowing clearly what you want in advance, and shopping carefully. Plan, plan, plan, and read, read, read. Even with a kitchen designer, it helps to be educated - particularly in how to spot a good kitchen designer, because there are bad ones out there. What jacks up the cost really fast are change orders. Examine your kitchen carefully so there are no surprises. For example, is the flooring you recently installed running under the cabinets or stopping at the cabinets? Or if you are removing soffits, do you know what is under them? You say you want to replace electric range with gas - have you explored the cost and logistics of that? Where are the plumbing lines, and HVAC returns and ducts, and will they fit with your new design? Is your electric panel up to the task of modern appliances? These are the kinds of questions (and there are many more) you need answered, and with resolution, before plunking down your money. A million dollar housing addition started 3-4 years ago that is a few miles away from me. The electrician and plumber are both working out there, so I have to wait for them. Contractors are just different or lazy or in a rush here, I guess. Susan, I agree. I built a brand new 2750 s.f. house for $127K ten years ago because I was the GC. I believe Celadon was talking to me about the OK (Oklahoma) contractors. : ) I honestly believe that most of the pros on HOUZZ are very helpful and their responses make people want to work with them. However, some of them I would never work with because of comments made on posts. I realize they have a business to run, and I can imagine it is difficult for some of them right now. (I also do my own taxes and mow my own lawn instead of paying a professional.) The really great pros offer such excellent help, and I appreciate them. I imagine their businesses are thriving! I spread the word when I find a really great pro. Charles Ross, that was a great link. Thanks for sharing. I was surprised that metal roofing and stone veneer were the only ones rising in costs (nationwide). The upscale master bedroom addition nationwide was $282K. Wow! I could buy a really large house for that in Oklahoma, not upscale though. In which state do you build homes? PNWGirl, I couldn't get 2020 costs to pull up regionally or city, but 2019 costs are there. Like Charles said, it will tell you what was done for that amount of money. Click on 2019, then your region, then the closest city to you. You can get a pdf of that city if you enter your info. I did not enter a phone number. For Oklahoma, a midrange bath remodel $18K and a midrange kitchen minor remodel $20K. $18+20= $38K plus my upscale appliances. The 20K and 18K were more expensive Tulsa costs. I live two hours away so even cheaper, usually, except to get items that need to be delivered from Tulsa. The appliance dealer in Tulsa charged me state tax based on where I live, not on Tulsa taxes.
