Why does the basement flood every time the sprinklers come on?

I rent the basement apartment of a house. The sprinkler system and house water systems are separate coming directly from the street. However when the sprinkler system comes on at 4 am there is substantial flooding in the basement (small lakes form). The water is clear and appears to be coming from under the sink in the kitchen which shares a wall with the bathroom where there is also leaking. It only happens when the sprinklers are on and may take a couple of days to build up water in the system because when they just run the sprinklers in the middle of the day after they have been off for a while there is no flooding. Plumbers and sprinkler specialists have all been out to the house and nobody can figure out what is going on. I think something is happening behind the wall where the sink is but that would mean ripping a lot of stuff out. I have dialed down the watering and that seems to stop the flooding but there needs to be a better solution.
