Comments (20)Nick, come on down next summer and help me at my booth. I would love to have pictures of our busy time. With 4 people, it's not as bad, but we still have customers that have to help themselves to bags and inform other customers of how we do things. I'm lucky to have some really GREAT customers that will even help out sorting or anything else to help us thru a busy time. I don't take as many pictures of the farm and market as I know I should. I've often said that I would like a video of how our booth operates. I know we've had vendors sitting beside us tell us at the end of the day, "How do you do all that, you made me tired just watching" Last year, we had a newer vendor, a food stand, next to us and they would call out to see if we needed food, fix it for us and deliver it, then at the end of the day or a slow time they would tell us what we owed them. This was because we were so busy. So Nick or anyone else, when could I expect you? The really busy time starts in July thru mid-August. Believe me, I've had help that could not get up. I finally have had to hire people that are used to a busy BurgerKing or a busy Speedway to be able to work it fast enough. 4 of them, plus me and hubby during the peak times are needed and we still have customers that are not waited on fast enough....See MoreDetermining used appliance value?
Comments (5)I found the best way to determine FMV for your appliances is to search Craigslist. Run searches on the serial # or make/model and see what people are asking. There is a market for EVERYTHING. I remodeled my kitchen and most of my white Whirlpool appliances dated back to 1999. I sold them all on CL. Someone gave me $60 for my dishwasher and used it for parts because ordering the two parts needed for his broken DW would've been much more than just buying mine and junking the rest. I'm assuming the charity will haul your appliances, which saves you a lot of hassle . Comments (12)For the first time, in my lifetime, I'm seeing town assessments higher than selling appraisals. The town assessments are supposed to be 70% of the selling market value. We are holding our breath to see what our taxes will be July 1rst. We were re-evaluated last year (physical assessment every 10 years in my state), but the taxes go up every year. I will really have a problem if the town assessment will be higher than the possible sales appraisal. I refuse to be taxed on 110% of real property value. It's the law in my state that you are taxed on 70% of the market value, not 110%. I'm sure there will be lots of screaming. I'm wondering how LEGALLY that can happen. I guess everything has skyrocketed & the towns need money, especially for schools, busing (gasoline) etc. It's just that the paychecks have not gone up a penny, while everything else is unreal. It's just weird to see the properties go down in value, while the town assessment is shooting up. I don't have a problem paying taxes on 110% value IF I can sell the house for that much. Comments (6)I'd also talk to the suburb's community development department. We had a similar experience, selling our rental farmhouse along with the one next door (after the neighbor died). Value will depend on what the suburb will allow as highest and best use of the combined lots. In our case, the lots were within a two-flat zoned area with some commercial adjacent. The city would not permit the highest return proposition, which was condos, but they did allow townhomes. It took about a year to make everybody happy with the plans: sellers, city, developers. I credit a savvy realtor for sticking with this to fruition, marketing it, attending city hall meetings for a year. Our developer/buyer turned out to be an Irish investor -- after two local developers had a crack at getting the re-zoning. By lettng the developers push their projects, we sellers had fewer expenses; we did have to retain counsel. Now, where there were once two nearly-100-year-old farmhouses, there are 11 townhomes w/underground garages....See Morefunctionthenlook
