need to fix a height issue between my front door and my loft floor
Comments (4)Does the entryway have enough space to incorporate a singe "step down"? If so, then creating a platform at the entrance would be the easiest way to do this. Everything else is going to be a very expensive nightmare (ie. removing door and rebuilding the door jam to sit lower; or adding 6" of concrete throughout the entire unit)....See Moreneed suggestions in setting my my loft room

Comments (30)@Kathy Furt I hate to deride this post as its author asked earlier that someone's comments be removed around Covid and to help I removed my reply to the post. I can’t stop myself this time, as my humanitarian side is struggling. We are in complete lock down and not being able to get my hair done or eat in restaurant is nothing when weighed in importance to the alternative - Keeping my 97 year old mother safe (who’s life is still important) and any family member, including my pregnant daughter in law. Two of my children were exposed at work to second hand Covid and thankfully tested negative. It can happen to anyone. Perhaps being concerned about mental health and how we can reach out to family and friends is a better way to redirect our energy and frustrations. Our lives will return to normal if we are lucky enough to stay healthy, but many others won’t have that opportunity. It’s not only old people we are keeping safe. There are mothers, fathers, brothers and sisters being lost. Our personal actions multipled by millions and millions can make a difference and we see what happened in California when things opened up. Staying safe and keeping others safe is how we can all make a difference. Sorry Girl Woman to detract from your design post. I’ll remove comments shortly, hoping Kathy had a chance to read, so that others won’t be replying and take it off track again. Hope your room turns out to be a little haven, especially at this time....See MoreFeedback on adding stairs and loft area
Comments (8)YMMV, as always the AHJ will dictate regs and code interpretation. First, what is the structure of the roof? You didn't specify, but if it's trusses it's no go. If stick built, what are the ceiling joists? Probably not capable of supporting 40psf? Then you have the definition of a habitable space. Minimum 70sf, with minimum 35sf having a 7' ceiling. A window, and that probably being emergency egress and escape sized since it is the only room upstairs. In figuring height available in the loft, not only the 9' ceiling, but then add the floor joists depth (use 10.5" minimum), and if stick built any collar ties lowering the potential ceiling height. Adding to thickness of roof rafter depth if needed to achieve insulation requirements. Able to easily run HVAC (very hot space)? As far as the stair placement, in order to get the full run without encroaching into the kitchen opening, it looks like it would intrude greatly on the front door swing and circulation. Though it does appear this wall was not designed for the tv location....See MoreMichael Lamb
