Termites in DH's house...WWYD
Comments (16)Thanks everyone for your advice/opinions. The real estate agent said she knew someone who would do the work cheaper than what the 1st termite inspector quoted. She said she would get a quote for us but of course she brought him over to get a quote and he did a VERY thorough inspection, whereas the 1st inspector didn't move things to be very thorough. I guess the 1st inspector did more of a superficial inspection. I'm sure this 2nd inspector is a good "businessman" and knew from experience that he could find more damage than an initial inspector would or he was at least determined to look for more damage. That's just IMHO. I mean, anyone can come in after someone else and find "different" things. DH is going to pay for repairs. I told him to get a different contractor but he doesn't want the hassle and is supposed to close on 3/30. Being cynical like I am, I just find the whole thing suspicious. 1st report=no "active" termites, 2nd report=active termites that will swarm come warm weather. How are they active when it's been 20 degrees outside? We have to close on the 30th as we are also closing on our new house that afternoon. Comments (58)Do you know what is bad etiquette bry911, being a know it all. Well then you are going to hate this next part. Most large states just raise prices based on sales for the year. I don’t think anyone needs a lecture on it. Well that is a lot of wrong in one sentence. States don't typically handle property assessments and most don't even collect ad valorem taxes, they simply set a maximum rate. Individual taxing authorities, which is typically counties but it can be multiple small counties or subdivided cities, decide on the local rate (up to the state's maximum rate) and handle assessment in their area. There are two revenue schemes for property taxes in local governments. The less common is a flat rate x the property tax base. The more common is property tax treated as a residual source of revenue. That means property taxes are used to bridge the gap between all non-property tax revenues and budgeted expenditures. Because rates are hard to change and there are state mandated limits, the most common way to make revenue goals is [the amount required from property taxes / tax rate = property tax base]. It is much easier to increase the property tax base than it is to increase the property tax rate and there is much less political fall out. If new sales are sufficient to increase the property tax base, assessors may not do additional assessment. If insufficient they will reassess. Generally, the more expensive your home the more likely they are to revalue the property. I have had two property tax value increases since I purchased my home in May of 2016. Although I study inefficiency in capital, I am an accounting professor. So yes, I happen to know quite a bit about government accounting. I don't know it all and I am willing to learn more about the subject I am a professor of. But Cody found a thread he could join in on. A college kid trying to work his way through college. I am one of those old fashioned professors, who marks incorrect answers, wrong. Comments (20)Jennifer, I think you know the issue here is more psychologically-related than interior design-related. My advice to you is to keep your goals inline with your values. As Donald said above: "If you want to be the kind of family that eats dinner at the table together every night then start doing it now." You're drawn to a minimalist decor? Make it happen. You start with the list of essential functions in your space (sleeping, working, eating, relaxing) then you equip each area accordingly. Nothing more. Which means you get rid of what doesn't serve one of these purposes. You mention you're a hoarder: find a way to stop that behaviour or else it could consume you and negatively impact your relationships. Things don't provide lasting soul-nourishing happiness. Relationship and experiences do. Chances are high your kid won't be interested in your childhood toys. Keep your top 5 favourite ones if you must, but no more than can fit on a small shelf. Boxes and boxes of makeup? Whatever for? You only have one face and makeup breeds bacteria so quickly. Delete Letgo and similar apps if they tempt you to buy random stuff you don't need. Instead of scrolling apps for random stuff to buy, do something else, for example, listening to short motivation inspiration videos like Mel Robbins, cleaning or exercising, etc. Any distraction to help you stay on course. Comments (25)@loobab Well, if that cabinet company owner is looking to me to try to get him counseling or a medical checkup, or anything like that... sorry. He's presumably got family (it's a family-run business), friends, and coworkers who should be much closer to him than me, as a customer, who beyond this interaction, has had limited contact with this man. And unfortunately, there are people who still do say things like that these days, and even not too terribly long ago. I've literally broken off contact with certain individuals who, during the past four years or so, have shown their true colors - and they aren't pretty colors, let me say that. I ended up telling one person that he was a moronic caveman (along with a few other choice words). One of the worst examples that I personally witnessed - about 12 years ago, so we're not talking ancient history - was when, at dinner in a public place, a relative LOUDLY proclaimed that the government should "follow China's example" and force "those people in Harlem" to be sterilized after having one child, because "them <insert derogatory racial term> breed like roaches" - and the person stated this EXACTLY at the moment that the server, who was of obvious African-American ancestry, was setting that person's entree down in front of her! I was mortified for that poor server, and ended up apologizing over the relative who was still going on about the days when "certain people knew their place". How that server did not choose to accidentally land that entree in the woman's lap, I don't know, because I probably would have. (And if it had - I would sided on the server's side... you know, accidents happen). And the shame of it all, on top of that - was the server appreciated me standing up for her, but said not to worry about it - she's "used to people like that".
