I like Visbeen too, but would never have the coin to build one of his plans. Most are a bit big for us. But great character. (A gym under the garage? Sweeet) I really also like Stephen Fuller. Lots of character details, efficient use of spaces. On our 'short list' is the Wakefield, but he's got many variations on the int/ext in the "Classic Suburban" collection. It's got many of the features you (and us) want: adults down, munchkins up, good light for the kitchen, some 'southern charm' like porches front & rear. I especially like the extra living area upstairs. Gives the kids a public place to hang out all their own. It does have a detached garage that I suppose could be enlarged to 3 wide or tandem depth, and you could always flip the plan to get it on the right. Dormers are essentially required for attic (in the roof) square footage. I am not a building code expert but I am pretty sure that bedrooms require windows, assuming you want bedrooms on more than either end of the house they require dormers. As to your first drawing, houses similar to that (I forget the style) can be very striking and are very nice. I am not sure that they are cheaper to build than just going straight up, especially in Minnesota wher the snow load on the second roof is going to have to get transfered down to the foundation. If your plan has walls that will carry that load then it might be great, but that would essentially eliminate an open floorplan. I would think that the additional bracing required to have an open floorplan, modifications to the roof (essentially turning one roof into three), and the additional complexity of the plan would significantly eat into the cost savings that were the whole reason for the lesser square footage. Looking at the floorplan, I am assuming Lauren doesn't mean adding square footage over the garage roof, rather, building a second floor on most of the first floor (all that is not covered by the garage roof) and putting some additional one floor only square footage under the roof that also covers the garage. I think that would be fine, especially, if you can get the garage entrance turned sideways.

Hello everyone. I was doing some research on home elevators for an upcoming seminar I am doing for retirees who want to "age in place" or build or buy their "forever home" and came across this thread. It's been very insightful to say the least. One thing that kept coming up is the appearance of an elevator and/or a chairlift for the stairs. Having worked with older adults and mature homeowners for the better part of 2 decades, I can tell you that when someone is faced with relocation to a senior community, assisted living or other such healthcare environment due to mobility issues, how their home looks is the least of their concerns. Before someone is at this point, the focus tends to be on appearances because we are still entertaining and "enjoying" our space. As one ages or health declines, their concern for appearances goes out the window. It's all about what needs to be done to stay here - at all costs. This is also NOT the time you want to be putting in an elevator or doing any major remodeling. People need all the energy they have to simply manage daily activities of daily living and personal care needs. I only say this because as the debate over whether to add or not add an elevator due to the way it looks (and size) tends to be one of younger retirees or empty nesters, if you are truly planning for this to be your forever home, it may be important to fast forward to what life will really be like should you "need" this amenity. My advice, for what it's worth, if you have the means and you are building a multi-level house, DO IT. Don't settle for the small model either - unless it will accommodate a wheelchair and/or full sized walker. That's the point right - mobility regardless of your situation, whether temporary or permanent. All the best. Thanks for letting me join the conversation.

I have a feeling that the shelves with pictures and objects on them may be a passing trend, one that I personally have never found terribly attractive. I do think that more could be done to make the living area more attractive. I'm afraid the rug in the dining area is too small, and the little round rug in front of the couch looks not quite right. I would get a large rectangular rug that covers the whole of the furniture area and find a warmer color that harmonizes with the furniture rather than picking up the cold gray color of the fireplace which doesn't really harmonize with the color of the adjoining cabinets. I would choose different rugs for the living and dining areas. With larger rug areas the sound level in this huge area would probably also be dampened. The picture with the yellow sofa has a much more modern vibe which makes more sense with the shelf arrangements, and probably would look blah without the yellow couch as an interesting focal point. Your colors are all very safe and neutral if you will compare them to the photos of high spaces posted above. I think more lively colors, beginning with some bolder choices of rugs, pillows, etc. would keep the focus on where people are living rather than the high walls. You have a beautiful space (love the windows and views), and to have the furniture turn its back on the view seems a pity. A lot can be done to resolve some of these issues, and perhaps seeking some professional help would be a good direction to take.
