Building a Home

please post your favorite 2 story plans around 3000ish sqft

Hello everyone! I'm still hanging around trying to pick a darn plan. I seriously hate this process. I never in a million years thought it would be this hard! So after going through 2 architects, I am still at the drawing board and am hoping you can give me some new fresh ideas :)

My MUST haves:

- master downstairs, 2 or 3 bedrooms up

- kitchen on EXTERIOR wall so I can have a window above sink

- 3000ish sq ft (willing to go up to 3500...maybe)

- 3 car garage on the right hand side (hubby insists on this)

My stats:

mid 30's married with 3 kiddos (8,6,4) building on 10 acres of pasture. This is our forever/dream house. We like open plans, but prefer the living space to NOT be totally open to the front door. Would like a large mudroom or work area in addition to a study or den on the main floor.

My favorite architects are Historical Concepts, Allison Ramsey, & Visbeen. However none of their plans are exactly right and I can't afford to hire them outright. I love the shingle style architecture and am hoping for something in that vain for the exterior. Also really love southern vernacular houses. At this point, I just need to pick something so we can get started and stop agonizing over everything. ugh.

Hey I remember you asking about my architect. It's funny because he and historical concepts are just a few miles from each other down here in Ga. He is wonderful to work with and I found his fees very reasonable. He got my plan right on the first try from just inspiration photos and that was tough because we told him no to go over our neighborhoods min sq ft and he came in just 2 ft over! That included my cray 17 ft island and many other things I dreamed up.

I like Visbeen too, but would never have the coin to build one of his plans. Most are a bit big for us. But great character. (A gym under the garage? Sweeet)

I really also like Stephen Fuller. Lots of character details, efficient use of spaces.

On our 'short list' is the Wakefield, but he's got many variations on the int/ext in the "Classic Suburban" collection.

It's got many of the features you (and us) want: adults down, munchkins up, good light for the kitchen, some 'southern charm' like porches front & rear. I especially like the extra living area upstairs. Gives the kids a public place to hang out all their own. It does have a detached garage that I suppose could be enlarged to 3 wide or tandem depth, and you could always flip the plan to get it on the right.

Study - 12 x 12 Master bedroom - 17 x 15 (does not include the closets or halls) Master bath - 17 x 15 1/2 bath - 7 x 5.5 1st floor bedrooms - 12 x 15 and 12 x 16 (includes closets) Bathroom - 10 x 8 (I would flip the arrangement around to place the bathroom door away from the hall entrance door) 2nd floor bedroom (sons room) - 20 x 12 (not including hallway and walk-in closet) 2nd floor bedroom/bonus room - 37 x 14, plus walk-in closet 14 x 7 and 2 dormers. I cannot take any pictures of the bonus or upstairs den. My daughter is temporarily living with us and it is a mess upstairs. Wow, such great suggestions by everyone, thank you so much! We are in WI where the winters are painfully long, the front of the house faces south so the sunroom on the side is my answer to needing a quiet space I can sit in the sun in the winter months. If the rear faced South, we would have just made a typical sunroom off of the back dinette. We also have a wide lot so I liked the idea of building the width of the house. We have two little ones, so part of the jack n Jill will be for a few times a year guest room. I do worry about the annoyance of the double locks on the bathroom and am open to ideas to improve. I figured though for two weeks a year, not a huge deal. The master bath/bed is my least favorite as well. I can't figure out how to get a good design with the master on the left but I would love if it could be done. The second staircase makes things challenging anyway I've tried it. If anyone can make this work well, I would love to see it. I do like the last post's MBath idea a lot - much less wasted space. I am very open to getting rid of the seating area and private entrance (husbands idea). Yes, we are trying to do a laundry chute too :) We did think long about all bedrooms up but at the end of the day, we are youngish, 30s, and like going "up" to bed, having more privacy from the living areas and being closer to the kids. I also liked the security of sleeping with windows open on the second floor. I know that doesn't seem to be the trend these days. The wall between the kitchen and dining room hall houses the fridge, so that would be tough to remove. The last thing we are really stuck on is whether to make the dinette bump out a hearth room or a screened porch. Love the screened in porch for 4 mos here but it will shade the already north facing dinette in the winter and I really want light spaces.

Anj_p - thank you for your detailed notes. BR 1 is tiny. Those are bifolds in the closet door to maximize the usability of a reach-in closet. BR 2 is an odd shape, agreed. Originally the architect had the closet on the wall that is shared with the bathroom. I had them move it because there wasn’t enough clearance any where you put the bed (including this note in case you think that was a better placement). I’m a fanatic about symmetry though, and once we moved the closet, it meant the windows were off-centered which is why I had them put built-ins in the jut-out to balance the room. The windows are 4 ft windows though, so I don’t think a bed will block the light... but maybe I’m wrong. BR 3 will have a built-in in the weird corner - I should have noted that in the plans. Master - I agree on the walk. I plan to have another child in this house and I cannot fathom doing this walk 47x in the middle of the night. However, my husband gets up very early (~4:30 am) and says he would like to use the shower in the morning without fear of waking me... Additionally, the kitchen is right below the master bath right now so I think this placement was chosen for easy plumbing. I had tried to swing the master around - put the WIC where the hall bath is and then shift the Master Bath to where all the closets are and my husband hated it... That being said, I wanted to come here to see if a lot of other people share this opinion. I think right now he is comparing my thoughts (novice, never built a home) to those of a professional architect and builder and thinking there is no way I can come up with a preferable layout. He might be right, but I figured it’s definitely worth checking! Thank you for all the other notes as well. I will keep this all in mind.

What about something like this? I cut and paste within the context of a two stall plan with a one bedroom apartment along the back. The apartment was a bit convoluted, but left the entry bath and storage as is. I am assuming this was to give visitor access to the bathroom without going through the bedroom. And the kitchen was on the exterior back which buried the LR in the middle so I juggled that. I also think this is two small for a two car garage, I would want it several feet wider and deeper. I feel like this sort of reiterates your house, this also could be mostly glass along the lake view

Feel free to look over our plan. We needed several things tweeked and our builder had an archetech redraw the upstairs for us. We have the master and 1 bedroom up. Right now our upstairs has two beds with two full baths and a large bonus area. Our upstairs has a roomed that we had framed in but not finished (will do later) that could easily be a third bedroom and bonus upstairs.

Feel free to email me if you have questions about our plan. Oh and you could easily move the kitchen to the breakfast area for the window configuration. As it is now I have the sink on the island with wall of windows to my right and LR directly in front of me. I didn't have the need for the window because most of the time I do dishes I am talking to my kids/husband/friends or watching tv.

Are you familiar with Mitch Ginn? That's what came to mind when I saw your other favorites. Moser has some nice plans, too, which may fit since you like A.R. Here's a link.
