her home appears to be a split leve, seems like you could do a similar plan on a single floor, maybe using a stairwell to a basement under a closet if you have a basement?

Lacomb, my daughter in law and son built a new home and it is all on one floor.. they do have a full basement, but it is mostly unfinished as of right now.. but they plan on have a bedroom and family type room added down there.. so remember.. if you want everything on one floor.. think about your basement as something in the future or for a reselling tool.. their steps to the basement are all open and it just looks like you are going down to another level and the steps are wide.. they have a foyer, office/study, dining room, open kitchen with nook.. large family room and two sided fireplace between family room and what they call my daughter in laws reading room with could also have been a bed room.. they have two other bedrooms. and a three car garage.. laundry room off the garage, 3 full baths and 1 1/2 bath.. It is a Robert Lucke home in Lebanon, Ohio.. if you want you can google the builders and get some ideas.. when they did the plans with the builders they changed a few things to suit their needs and wants.. one thing they did was make sure they had what you call and escape window in the basement.. Okay so I am windy.. but I love their new house.

lacombe - So sorry that I have been unavailable. Been on a cruise, plus I haven't had as much time to spend on this board lately. My daughter is getting married in September and I have been spending a lot of my time planning for the wedding.

The house IS NOT a split level. It is a story and a half, with a full staircase (you cannot see the other set of stairs after the landing) plus an unfinished basement. The total finished sq. ft. is almost 4700.

Do you still need the house layout? I cannot post the plans, but can post a rough draft.

The downstairs has 3 bedrooms, and 2.5 baths. 3 car garage, with a 4th garage in the unfinished basement.

The second floor drawing was made up for the painter. We also use the bonus room (over garage w/2 dormers) as a bedroom. So, upstairs is a small den, 2 bedrooms, and a full bath (opens to one bedroom & the den w/access from the bonus/second bedroom), plus 3 walk-in closets.

Hi newhomebuilder, I was just looking at the pictures of the rooms for measurements, I'll get the measurements from you on the easy rooms to measure and that is the study , the bedrooms, bathrooms, bonus room bedroom, laundry room and of course that beautiful sunroom, the rest of the rooms look like they would be very hard to measure.Did you ever find a place where you can get plexiglass for the sunroom?

Nope, the porch is still screened. My DH doesn't want to put any money into it. We covered the furniture this past week in hopes that the pollen will not get to it this year.

I'll try to get those measurements to you sometime tomorrow. My DD and I are planning to go shopping after church, so it may be Monday before I get to it.

Master bedroom - 17 x 15 (does not include the closets or halls)

Master bath - 17 x 15

1/2 bath - 7 x 5.5

1st floor bedrooms - 12 x 15 and 12 x 16 (includes closets)

Bathroom - 10 x 8 (I would flip the arrangement around to place the bathroom door away from the hall entrance door)

2nd floor bedroom (sons room) - 20 x 12 (not including hallway and walk-in closet)

2nd floor bedroom/bonus room - 37 x 14, plus walk-in closet 14 x 7 and 2 dormers.

Bathroom - 15 x 5

Upstairs Den - 24 x 13 (not including walk-in closet or unfinished area over main portion of house)

Laundry room - 12 x 8

Screened porch - 27 x 13

I have included some photos of my sons upstairs bedroom and bath. I don't think I have ever posted them. Notice that some of the photos were taken at different times, so pictures/plants have been moved around. I cannot take any pictures of the bonus or upstairs den. My daughter is temporarily living with us and it is a mess upstairs. Apartment hunting for her this week. ;)
