$120 a sq ft?? Wow. In NorCal it's more like $200.

One of the best additions I've seen is the house we rented when we moved across country. The house was fine, enough public rooms, fine size.

But there were only 3 bedrooms. Luckily 2 bedrooms were at one end of the house and they just copied them, built upstairs another 2 bedrooms and bathroom. It was efficient, probably very economical and quick, kept the look/feel of the exterior, and added the room many houses need - until we go a little bananas springing for that marble master bath, etc that we suddenly all need for 5,000 sq ft homes.
