I see you still have the closet opening off the Master bath. I would change that, but I did read a lot of people like it that way.

Bedroom and bath at the top of the stairs: is that storage area next to the bathroom? I think you could move the bathroom into that area and then have the entrance to the bedroom and bathroom moved over to about where the shower is now. Then tweak the closet to fit the rooflines.

Have you thought about moving the laundry into the mudroom (where you are eliminating the garage entry door) and enlarging the den area?

Also don't like that your stove and pantry/Frig are on opposite sides of the kitchen. I think it would be better to swap the sink and stove location so your sink looks out onto your back yard and then the stove would be closer to the Frig and pantry for food prep.

Hi Jamie! we recently changed locations from building on our 200 acre farm to a .52 acre piece in town. (so now we don't have to deal with a well,, propane, running power..), but in the drawing the deck goes out the rear and then now it wraps around to the left side of home. if I place the windows on that rear side my view would be someone else's home. I like the windows on the left side (out to patio) or going back to the my original plan (i'll attach it , it's blue color), and then have the kitchen sink in the corner with three windows? I love the idea of placing the laundry in the mudroom I will have to consider that! Please keep the comments coming !

Lots of opinions:

I would take out the counter with sink in the garage and add a small garage door to the rear of the garage to park my mower.

I would try to figure out how to do double doors for a grander entrance.

I would move the door to the master closet so it is inside the master bedroom not bathroom. (but to me that no biggie)

The range and fridge seem too far apart

The room between the upstairs bedroom #4 closet and bathroom seems creepy. I would not put a door that and make that entire area a larger closet for bedroom 4.

I wonder if the two bedrooms over the garage will be a bit dark, with only one smallish window to make up for the deep dormer?

In the garage, the door from the house (not from the utility room) opens at the side of the first car. Will it be inconvenient if someone is getting in/out of the passenger door, to get to the driver's side? And you will always be walking around the hood of the car to get to any driver's seat.

Where is Bedroom 2?

The shed dormers are the hallway, right? Really nice for the hall (I really like that) but don't benefit the bedrooms much. But, I can't quite read the size of the gable-end window in Bedroom 5. Does Bedroom 4 have a second window?

3' o x 4' 6" window size of gable end and only 1 window in bedroom #4.

Why is the garage angled and why are there curved walls?

hubby and I like the angled garage (please advise if we should re-consider). The curved wall- are you referring to the 1/2 bath? If so I want to change that!

I think the garage to house location is fine (my parents had it like this) IF the garage is wide enough. I can't read the dimensions. If the garage is 36' wide, it should be fine.

I can't wrap mu head around the inefficiency of the master closet. It's bigger than the bedrooms! And located on a lovely corner, so it has windows, but presumably they are up high to allow for hanging clothes underneath. But are they really high enough for that? Clothes fade in sunlight - I am not a fan of windows in closets.

I'm also in the "open the closet to the bedroom" camp. And put a real door - not a pocket door - between bedroom and bathroom.

I agree with moving the laundry to the mud room (what's one more corner to lug a basket of clothes around?) In its current location, the dryer vents directly onto the front porch.

The upstairs closets are all wonky. Bedroom 3 - hardly enough space to hang clothes, and if you did hang clothes, you would lose access to that odd space in the back - though I can't tell how wide that is, it may not be worth accessing. So why is it there?

The weird closet space in the middle would be much better used in the tiny bathroom.

Bedroom 4's closet is not deep enough to be a walk in.

If the shed dormer extended the length of the house, Bedroom 5 would get another window, and be big enough for a proper closet. Then the too-small walking closet from BR 5 could be added to the too-small bathroom.

I need to re work that master bath/ closet. The garage is 36' with a 10 x 8 garage door and 18 x 8 garage door. Do you think that is ok?

Angled walls create dead and slivers of unusable space. Most people want to be able to use every square foot they pay for.

The curved wall does not relate to anything, it is an oddity, and it a lot easier to draw than it is to build; and a 90 degree corner costs less that a rounded corner (if you can find someone to build it properly).

Question: so the view out your living room and master bedroom windows are of a neighbors house and not the back yard???

Have. you considered redesigning the house so it better fits your new lot and constraints?

no it's not fine if windows can't be added to a main room because of neighbors. The idea of designing a house to fit the site is that it gives you what you want and need while also working around any negatives of the site. Sometimes generic plans will work but if you have site constraints it probably won't
