Comments (20)Just wanted to chime in on a few thoughts: - I would trust your instincts on the entry. It sounds like having the entry make a statement is important to you, and as drawn it may not have the desired effect. The 2nd plan's entry balances its roles well: it first presents opportunity for a pleasing aesthetic welcome, while functionally serving as a gateway to the adjoining rooms. Getting this part right will set the rest of the house up to flow properly. - I like the suggested tweaks aimed at creating clean sight lines to the rear. This is fundamentally sound, however, not if it precludes another key desire which is a place for your longer breakfast table. - I'm wondering if some sort of butler pantry could improve flow between kitchen and dining room, both functionally and aesthetically. With an empty nest comes more opportunity for entertaining. The current dining room is large and boasts a nice inviting window that begs for dinner parties. Perhaps the closet and powder room could be tweaked/moved, and the DR shifted from vertical to a horizontal layout to incorporate a Butler pantry. IMO, huge kitchen + huge DR dictates some accompanying features like this. - The living room size seems too big given its likely smaller role. - Totally agree on opening up the windows on back of the house; seems like a no-brainer. - I love the idea of back staircase, and always wanted front/back stair! The house's size (@4500 or smaller) is on the cusp of being required. I would focus on getting the entry and kitchen absolutely the way you want. It could be things like guest room, powder, etc... need that back stair space. No back stair in turn could open 2nd floor space for a bonus room (exercise, 2nd den) that will pay many dividends with its versatility... - Master BR - I don't care for the his/her bath layout, either. But the master suite would absolutely be my 2nd "must get right" area behind the foyer/kitchen. You guys will spend many years in that space and deserve the right design after raising 3 daughters! Also, don't be locked into a huge tub taking up tons of Mstr. Bath space. I did not particularly care for the toilet being directly in sight as you enter the Master bath. Overall, what you are wanting seems quite doable for the size (4500 SF)...again I would submit once the foyer/entry is strengthened the rest should fall in line better. The scale may be smaller, too. antiquesilver- Thanks for posting your kitchen photo. What a clever location! johnliu- You're right. You can't hang just any old pans up there. I've already starting looking for new pans! bmorepanic- We wonÂt store lots of pots/pans on the wall. ThereÂs just the two of us and we have about 5 "go to" pans that we use frequently (several times a week). We have 2-3 larger pans that we use for larger weekend meals, but they should fit on the wall rack. IÂll measure before deciding on the length of the rack. The larger pots (e.g., stock pots, roasters) are used when we have large parties and during the holidays. They will not be on display. WeÂll store those pots in the pantry we decided not to enclose. (The layout is little deceptive- the wall on the upper left on the side of the hallway is not solid. The door leads to a good sized walk-in pantry). We will also keep our small appliances in this pantry. So IÂm comfortable with the idea that this wonÂt be my only pot/pan storage solution but just for my usual ones. So IÂve taken the plunge and spent most of the morning revising the layout to see if this will work. If I center the range on the wall, there are 42" on either side of it. The question is does this leave enough room for a prep sink. DH loves the having a sink close to the range (I do, too), but based on lots of reading about space between the prep sink and the range, I donÂt know if we have the counter space anymore and maintain the symmetry on the bottom cabs. IÂd like a 15" prep sink. WeÂre going with custom cabinetry so I have flexibility about the size of the cabs but IÂm stuck at how to have a prep sink and keep the symmetry. Just a recap from the previous thread: This is a 105 year old Italianate that also has a butlerÂs pantry, mudroom and formal dining room. ThereÂs plenty of storage and the number one goal for this remodel is improving the kitchenÂs overall functionality. Comments (96)OK People!!! When you feel as if you can manage to move, there's the annual Oktoberfest going on in the city today. Lots of food (if you can stand more)lots of beer (just in case you didn't get all you wanted last night and this morning) and music from an OOMPAH Band. The Big thing every year is the Weiner Dog Races. They had over 200 of the darling racings last year. It's down at the River Front Park in the Historic District. You can hang around here as long as you like, just eat up all the leftovers and drink all the booze and tidy up the place. I'm going to take a long nap. Thanks everyone for making this a blast...a literal one thanks to Dynomutt. I'm sorry I didn't mention that you should be careful about sparks and all that dry marsh grass. My husband says you can keep those pants....he doesn't want them back..ever! I took scads of pictures for those on the RP that had to stay home. Unfortunately, I left the camera on the railing and it got dumped in the water when someone got a little too excited. I really didn't think my belly dancing was THAT good!! That Pig Roast was exceptional.. I simply must get me one of those roasters for when all the grandkids come over. Then I would have an excuse for making them eat outside. That little thunderstorm that popped up was rather exciting, wasn't it? You'll have to admit that 30 mminutes of watching lightning over the marsh was not your usual party entertainment. First pictures: And the whole package: Thanks so much, Beth. The light isn't that great in my kitchen so the photos don't do this justice. The teacup charm is adorable - Bird in a nest, another tiny bird, charms and flowers dangling on the ribbons, and the green and yellow are the perfect look for Spring. In my swap I had gummy worms, a note card and another card, cosmos cupcake seeds, paper napkins with a great party look, and my teas are Sweet & Spicy and Earl Grey. Well worth the wait!
