Landscape Design Help -cape cod style

Comments (17)The recent residents of the house are renters who have been there for two years. It may be their furnishings and that might be why there isn't much on the walls. With the high ceilings in many rooms, that house has a lot of large wall expanses. Dedtired, the house is more blue than gray. Yes, the designation seemed off to me - I'm glad so many of you confirm it. I wonder if that's the real estate agent's idea of Cape Cod or the owner's. Gooster, not just a barrier island but so little working room around the cooktop on it. I guess the peninsula is the landing spot for the ovens but it doesn't seem very convenient. And anyone using the cooktop will be in the way of anyone wanting water from the sink. I've been trying to figure out why the cabinet area in the living room bugs me. It doesn't seem to fit. Perhaps because it looks more like a big bathroom vanity than a wet bar (which is, I assume, the intended use). What could be done to make that go better? Perhaps start with taking off the mirrors. It looks like there is no way to close off any of the public rooms from the others - entry, kitchen, breakfast nook and family room are all very open to each other and to the upper hall. It doesn't look like there are doors to close off the living room and dining room either but perhaps that could be added....See MoreCape Cod style home- upstairs insulation help please
Comments (9)I know of no building code in the US that recognizes "equivalent" R value for a reflective radiant barrier (other than the R value for the air space) although the barrier will definitely lower your energy costs. Maybe there is a performance trade-off you haven't told us about or a code amendment for your jurisdiction. I would have expected the designer and/or builder to have anticipated providing space for the code required insulation before starting the foundations. Why are insulating companies proposing R 20 if the code requires R38? What R value was shown on the building permit drawings? Your entire post is a conundrum. Even with no venting and closed cell spray foam you will need at least 2x6 roof framing which looks to be the case although it would be helpful if you told us the space available. I suspect there is something important you haven't told us about this project. For instance, if you are using the Prescriptive compliance method and if the roof insulation is full height over the exterior wall top plate, the R38 requirement can be reduced to R30. Is that the case? This reduction does not apply to the U-Factor, Total UA Alternatives or Performance compliance methods. Another way to reduce the Rvalue requirement is to use software that allows tradeoffs between different parts of the envelope. Any of these insulation design methods must be calculated and recorded and approved in the building permit documents. You should not be discussing the required roof R value with contractors....See MoreExterior paint for dreary PNW area cape cod style home; plantings?
Comments (9)Lars, I like that color, I'm just a little afraid to do it! Here are my concerns. Thoughts? *Getting the right dark blue--sometimes I feel like you think you have the right color and then when the whole wall is painted, it looks turquoise, or too dark, or... *the white trim--I've never had white trim--only white vinyl windows which replaced white aluminum windows, and also white gutters. The gutters and the old aluminum grew mildew/algae. Will trim also go green with time in a place that sees gray skies up to 8 months a year (no joke) *the dark blue--any concern with oxidation/discoloration (but esp oxidation)? I've thought I'd probably only upgrade to the Aura for a dark color, as the way the guy described the difference between the 2 was how the solids are mixed/suspended between them (at least, that is what my lay-self took from his description)....See MoreAnglophilia
