Comments (7)You already said that you were going to repair the roof. So don't worry about that part of it. But, you should use the roof repair as leverage... never give anything up unless you get something in return, or at least try. The buyers do not know that you are willing to do the repair, so use it to get something that you want... probably a higher price. Your list price is $248,000. They are at $228,000 minus the $5000 closing costs. if you both give in the same amount, ($12,500) you end up at a net of $235,500. Is this acceptable to you? If so, then it should be an easy negotiation. If you need more, than you and your agent need to negotiate harder. (Use that roof replacement as leverage) If your agent did his homework and educated you thoroughly, you should already have the comps in hand from when he listed the place... it's only been 18 days. Doesn't matter what the buyer throws at you. In fact, you can throw those above comps at them sometime during the negotiations. Most of the time, I call my seller after I have emailed them the offer. Comments (8)I don't know about pricing in your area. Can't help you there. The listing doesn't show the age of the house. Your house is cute and looks well maintained. Has your competition done more updating? Was that carpet in one of the bathrooms? If yes, that would bother me. Do you have any unpleasant odors in the house that would turn someone off? In your area, is it common for the laundry area to be in the unfinished portion of the basement? At first glance, I think it would be cold and gloomy to do laundry down there. People in your area may be used to that arrangement. We don't have basements here. How is the traffic? Looks like you might be in a sort of busy area. Ignore the layout of the bathrooms and bedrooms, that was just included as a demonstration of what we 'could' fit in the space and is certainly not what we'd do. Comments (29)This was after the contract was signed. but they refused so we had to pay for it ( by adding to the purchase price). That's when we found out it needed a new leech bed, Which apparently the seller is okay with paying for. I would be very leery of what else wasn't disclosed. You did have a home inspector? And you do have a good RE lawyer? I would also like to add, this was a "flip" house. They purchased it last year " sheriffs deed" and have done quite a bit of work to it. So far, It has passed everything else and we are supposed to close in two days. I hope the inspector looked very closely at the house because this is not sounding good. They signed a non-disclosure statement, which appears to be "typical" with flip homes. They knew nothing of the septic as they told us, BULL PUCKY! They knew but were playing dumb which is why they dragged their feet on having it inspected and now are dragging their feet on having it replaced. In fact, They didnt even mention it had a septic other than the original realtor listing. I only know about the 2nd septic by walking the property and finding the exposed lids, this also wasn't disclosed. They knew of the second septic unless they're total morons. Again, what are they hiding? I did have something similar in my second home but the homeowners did replace the septic before we moved in.
