Desperately seeking: help for first floor layout advice!

Hi all

We are in a terraced house and need help reconfiguring our first floor layout. Currently we have two large bedrooms, a box bedroom and a tiny bathroom!

Our aim is to get three ok sized bedrooms (we realise we will never get a large third!) which will need to function as a guest room and space for two children, along with a study area. And a family bathroom ideally with shower and tub (but it will be TIGHT!)

Our architect has come up with the two options below:

1. This option moves the bathroom to the middle and gives us a large guest room with area for a study. Two children's bedrooms/play area with an interconnecting door. We are thinking the family bathroom could work in the 'tub in shower' wetroom style.


2. This option keeps the bathroom in the original position (not sure how we'd configure the bathroom) but steals space from the rear bedroom. We'd probably use the rear bedroom for guests/study and then have the front two bedrooms which have a sliding door as children's bedrooms/play area.


Any help would be greatly appreciated - we are getting desperate as need to finalise this week and our heads are spinning, so any suggestions/thoughts would be awesome.
