Three bathrooms to be remodeled - seeking help on tile selection

Hi, we're planning out bathroom remodels for our three bathrooms. I wanted some feedback on our design, combinations, materials, etc. We've used Walker Zanger for our previous house and we loved their selection. The price is high, but our bathrooms are small, and we plan to stay here forever.

Here is the master bath plan:

Marble mosaic tile on the floor

Marble on the walls surrounding the tub

Here is the plan for the kids/second bathroom:

Slate on the floors

Marble shower floor

Porcelain shower walls

Here is the plan for the powder room:

Lots of other stuff needs to be figured out: shower door, vanities, tub, fittings, lighting, exhaust fans, paint color, etc. So suggestions on those welcome too.

I would do a search here for the following terms:

"marble on shower floors"

"marble stains"

"iron stains in marble"

"marble not drying"

If you do a bit of reading, the common result you will see, is that marble is not the best product to use for shower floors or walls.

My master bath was all done with tile from Walker Zanger, but I used their porcelain and glass tiles for products that are durable and easy to clean. I am willing to squeegee the whole shower after I use it, but not something that my husband or kids would do, so products have to be chosen with all family members in mind.

I am now doing 3 more bathrooms, but went with a competitor of WZ in my area, as they have many of the same product lines, but had better pricing.

How exciting for you! We are doing one bathroom right now and the decisions are endless. I can't imagine doing three at once. And, I'm jealous you have I three bathrooms to worry about :)

Love the wall tile for the master. Flooring is a little busy for my taste. It might make me dizzy. It depends on how big the space is and how many repeats of that patter you'll actually see.

PLEASE rethink the marble shower floor in the kids bathroom. Marble is very porous so, any traces of water will lead to etching and staining over time. Chispa, is right. Google reviews of marble floors on showers and you'll see. And, I know my kids would NEVER take the time to wipe down after each shower.

Remodeling is about double the cost of new construction, give or take depending on the amount of tear out and wall moving. Kitchens, budget $1000 per lineal foot. It will be more. As far as your list though, I have to agree with another poster, build a new home. Could you do it yourself? Sure, but why? It would take you years to do all of that and you'd never get the gratification of having what you want, because it would always be a work in process. That might be obsessive compulsive behavior if it appeals to you. You need to have a reference point from which you can make the kinds of decisions on your wish list. Can you afford to build new and get close to the same results of your grand scheme? If you did all this to this home, what would it be worth against comparable real estate in your market? Your Realtor would be a resource for that information. And lastly, unless you are buying a foreclosure for ten cents on the dollar and have very little invested and lots of equity to work from, do you really want to put such a high percentage of your 'value' and negative cash flow outside of mortgage payments?? Remodeling requires current assets of 100%. Dollar paid for dollar invoiced. A mortgage only takes 20% down. Do the math. If you can get a $400,000 home for 80,000 out of pocket and monthly payments you can afford, isn't that better than say, $40,000 down a $200,000 home and $200,000 out of pocket for a total of $240,000 cash monies out of pocket? And you'd really be po'd if after all was said and done, it was only worth $220,000 on the market.

If you retile the floor, it enables you to increase your Zillow listing value - under the category of last year remodel. Yes, you could leave it and allow the new homeowner to do the work themselves, but with so many wanting "move-in ready" ..... (And....Let's face it, most younger homebuyers were at soccer practice or playing video games, rather than helping with yard work or car/ home repairs. So, they know nothing about "how to" around the house,). New Tile Color-. I'd pick a light/-medium gray tone in the countertop. Black will show lots of dust, White might be hard to match to your cabinet color. Perhaps the one closest to the tub? It hard to tell the color for certain. What at color is the bathroom wall? If white, then paint trim to match gray floor.

Update - Conversation with the contractor went well yesterday. He reviewed the work and agreed that it all needed to be torn out and redone. He ended up firing his tile worker and assigned "one of his best" to do the job and stated he would be with him each day to supervise the work. He apologized profusely and said he would cover the cost of all new material and wants to ensure we are getting a quality product and are happy with the end result. While I appreciate his apology and willingness to cover materials, I'm still very skeptical their combined ability to deliver. None the less, with the new found knowledge I've gained from this wonderful community, I will monitor the work throughout the process very closely and post photos of the progress to this thread. There is one comment our contractor made that has stuck with me so I'd like to ask it here. He stated when installing a tile application of our size (12x24 porcelain), it is normal for there to be somewhat of a gap between the tile and wall. This is primarily due to the sheer size of the tile and that in order to have it perfectly level, there will be some mortar build up. Is this true? It seems to me like if they get the durock hung correctly, no matter the size of tile, it should be applied with minimal "gap" from the wall.

Thanks for the advice. We're definitely not a squeegee oriented family, so marble may not be a good choice. Does that leave only porcelain, or can I look towards other materials too, for the shower pan floor?

There is travertine, soapstone, slate, and maybe other stones that are like marble, in that they are soft and are a maintenance monster. I'm not sure if slate is recommended for shower floors or not. Porcelain is your best bet as it's much easier to maintain and comes in a tremendous variety of colors and patterns -- even a look that mimics marble so well you'll think it is marble.

If you have any boys, marble is the wrong floor tile in the bathroom, unless you are confident that they are perfect at all times with aim. I am unable to get marble, for instance, because I am a dog lover, and my current dog, who is very ancient, will pee on a quilted waterproof mat on the bathroom floor when I am gone and I will not risk that he misses a bit and hit marble, or that any subsequent dog will get any bodily fluids onto marble floors. I do not ever want to poultice a vomit stain.

I looked into getting marble for walls, and I am going for marble-like porcelain even there. Iron deposits in poor quality marble can rust. Who needs all this worry? Not me. I am not going to pay enough to get "good" marble, whatever that may be!
