Our equity line increase got approved--comment on my potential la

Looks like this will really happen. Still not saying it too loudly. (Long-time members will know I've gotten to this stage before--and then things blow up. Cars. Retaining walls...something...)

These are rough and tumble...ignore the "window" on the bottom wall in this picture...it is going away. Oh, and we'll be ditching the actual door in both drawings. We'll just have a flat casing. (Pass through stays...if we do this one we'll be doing an island-style hood)No plumbing or gas needs to be moved with this layout:

This is the alternate--and the one that I think may make more sense RE over head hoodness:

This is going to be a BUDGET remodel...trying to stay under 30K with a 5K "oh, SH!T" fund. Thoughts?

Your lower layout would make me pretty happy if you found money in your budget for a prep sink around where you have the word "drawers." This way you could get prep and cooking on the lower L run and look out your pass through while doing it. Otherwise it's a far hike across traffic to the sink.

The hood will also cost considerably less in the lower layout, since that's an outside wall and you won't need an i$land hood.

Actually--it's not an outside wall. That's the living room--there's a weird little cut out into the LR. Why? WHO KNOWS? But--there is attic right above the kitchen--so it shouldn't be that big a deal to vent that way.

I suppose I could do a prep sink...where the wall oven currently is--hadn't thought about it. I've never had a prep sink...why would I want one? (Can't miss something I've not had...so I'm interested in why you think I need one.)

Pirula...I can almost bet that the answer to your question is NO LOL And the same for 80's horrific bathrooms with tile, lots of grout, colored sinks and toilets as well as oak cabs. Bleh. The addition of the bathrooms for all of the bedrooms was actually done really well. None are shared and each has at least a shower if not a bath and shower. I could see if it ever did become a B&B again that keeping the one in the wine room would make sense (plus the whole issue of the trip through the kids room to get to the other one now if ya'll have tasted too much wine). But the other on the top floor...it's actually an extra (3 bedrooms on the floor and four full baths). I actually dreamed of a stackable last night after hauling laundry down to the basement yesterday LOL The master suite remodel will probably ruin that half of the 2nd floor for B&B use unless they charge a chit load for the suite LOL But really we don't expect to move and we want a well apointed suite. It's two bedrooms with two baths now and a huge 8x8 foot space between that's empty (probably a skelaton or two....) It used to be one big room with a dressing room and bathroom (I wish we had all of the fixtures...it was written up in the paper at the time). We're going to put it all back as best as we can figure out. Any future B&B user can just figure it out later LOL Funky....I'll mail you a key...Send DH over when he gets grumpy. We'll let him spend the day showering in all remaining bathrooms til he's had his fill :oP

I've got a different problem regarding "allowances" I signed my contract in April of 2017. At that time the allowance for 1386 feet of floor tile was $6,500. I was directed to a particular tile company that the builder works with to choose tile. FOUR times I chose tile only to be told I was over budget. The last time I chose the cheapest tile the store had available- not what I really wanted, 1.79 a sq foot. I was still over budget by $2,800 when I spoke with the contractor and told him I could get no cheaper, he said the problem was labor kept going up to the point labor was now the cost of the tile allowance. (6,500) leaving nothing left to purchase tile. On my allowance sheet, it only states: Tile Flooring-$6,500. It says nothing about labor being included. Had I known labor was included in the allowance, I would have budgeted more for tile in the loan. This is not this first thing in the allowance statement that has gone over simply because it never specified that these prices included labor. So far, I have downgraded everything from what I originally planned to have and still have had to pay an extra $8,000 just to get SOMETHING in there. This home was scrimped and saved for 40 years- a dream home. It is not our dream home at all, and we will turn around a sell it after it is completed, wiser and poorer. I don't think this practice should be legal. It is legal theft if a contractor can charge increased prices at will and you are responsible for the outcome.

The credit algorithm most used was designed by the Fair Isaac Credit Organization and is extremely complicated, enough that most blanket statements just don't work. So here is a brief explanation of a few ways that store credit cards effect your credit, in order of importance. (1) Payment history - a record of making payments on time is one of the best things you can do for your credit score. Since department store cards are easier to get they can help establish credit (2) Credit utilization - Keeping your credit utilization score low is incredibly important and can kill your credit just as fast as late payments and overdrawn cards. This means that you want the credit you use to be a low percentage of available credit. This is where closing zero balance or low balance cards can really kill you. (3) Age of accounts - Closing cards that have been established for 15 years can harm your credit, having an active account that was established a long time ago is a very good indicator of credit worthiness, and this is one trick that the algorithm uses to calculate beyond the 7 years of history. (4) Available credit - keeping a good credit utilization can be maintained by simply getting more and more credit. However, that can be bad at some point the algorithm starts subtracting points because of your ability to run up so much credit that you will never be able to pay it all back. Still it is better to have stores lower your available balance than close cards. (5) Number of cards really only has an effect on credit seeking activity. If you suddenly get a lot of new cards or regularly gain cards at a significant rate it can also hurt your score. Zuzu I totally agree about the Hortico bare roots being among the smallest in the business. The main canes are somewhat larger than pencil thick and the root systems look like strings (but there are plenty of them). At least they haven't artificially pruned the roots back like another bare root company I order from, but they're still quite small. If you put a lovely richly rooted Palatine bare root against the Hortico bare roots, it's like an elephant vs a mouse. Still, the canes look healthy enough. There still are some problems in their Hortico website though, BTW. I ordered their climber collection because I really wanted to replace my Nahema and no one else had it in stock. Also, there were 5 climbers for $75 listed, none of which did I have (never happens usually). Well when the website rang up the $75 collection for $81, I figured there were some hidden shipping costs and didn't think any more about it. When I got the roses, the climbers were a totally random collection most of which I already had. Turns out the website linked to their "random collection" page rather than the special listed without telling you. Their service representative says she's been working on what to do about this (um, maybe send me what I ordered?), and so far no word yet all this week. At least she acknowledged that it was a website glitch and not my error. Good job making use of the discount for $6 each Zuzu - how did you manage that one? That makes a big difference in deciding to add to your 500+ roses. Hope they do well for you this time around. Cynthia

To me, the benefit of a prep sink in your second layout is huge. completely separates the cooking and cleaning zones. You would not have to traipse 10 ft. across the kitchen with boiling pots of water to drain, It would dedicate the bottom L exclusively for prep and cooking. Three major benefits off the top of my head.

If you were to put a prep sink in layout 2 as suggested with a pull-out trash next to it your kitchen would be extremely efficient. You would have a great area for doing all your prep work without having to carry chopped vegies, washed meat, boiling pasta water, etc across the floor to the other sink. Bring food from the fridge do your chopping, washing etc between the prep sink and the range and you stay on one side of the kitchen - no back and forth, back and forth.

The clean-up sink area becomes dedicated to clean up with dirty dishes etc in the one spot.

You essentially wind up with 2 work triangles and I find that if counter is NOT within a work triangle it becomes a dumping site.

I'm one who argues against unneeded prep sinks, but another argument in this case would be that a traffic lane through the kitchen currently separates stove area and sink, and a sink would make that side a complete work zone, with fridge close by. Really, though, your response suggests it's strictly an extra.

I will discuss it with my contractor when I see him. The sink and the stove have always been separated...which, quite honestly, is horrible. I LIKE the idea of a prep sink... just not sure if it's in the budget.

I would also want the sink closer to the stove, for boiling pasta water reasons. I wouldn't necessarily go the prep sink route. Could you switch the fridge with the stove in layout 2? Your sink/stove corner would be tight, though. Hmmm.
I would want the stove where the fridge is, the fridge where the dishwasher is. I would have no cabinets on the either of the other walls and a pie shaped island housing the sink and dishwasher.

I have celiac disease. I don't eat pasta. Gluten-free pasta is, by and large, disgusting. ;^)
