Comments (2)A soils engineer can test for compaction by taking a core sample(s) in areas of the foundation.They generally core drill in various and suspicious areas on the slab. No rebar never sounds like a good thing. Im wondering if mesh was not included as well. The engineer can also measure and track the width of the cracks to see if they exceed the maximum widths in your area. Instead of a high pressure concrete, a fiber reinforced concrete that has a pressure rating for your area would be a better bet. Comments (14)First of all - YOU should NOT have to be going through all of the CRAP!!! In a perfect world - this whole process should )actually) be FUN - However, since this is NOT a "perfect world" - there MAY be set backs, delays and/or cost over runs - but generally speaking (IMHO) this process should still have a reasonable amount of "fun" still in the contents.... Zeebee said what I was going to say too - red flags with your present KD.... Also - there's TONS of wisdom being put out here by the likes of Cheri 127, Zeebee, Live Wire Oak and Kitchenconfidential 2.... I'll add my own .02 cents on this as well - There are MANY people who will pretend to be KD's - maybe because they did a whole ONE remodel of THEIR OWN kitchen, or have watched some TV shows on remodeling, or are really good at researching stuff on the internet - THESE attributes DO NOT qualify folks to be real honest to goodness KD's. The folks that actually ARE the "real deal" (real Kitchen DESIGNERS - NOT "decorators") ACTUALLY have CREDENTIALS, KNOWLEDGE & EXPERIENCE to back up the "talk they talk - with the walk they walk".... Sounds to me like you have "gotten in bed" with a "pretend" KD - a "decorator" (IMHO) that may know "pretty" - but does not have clue about how "looking pretty" gets executed into BEING pretty - the actual application of each trade and the materials that are used - along with how things go into place, and "the order of battle" - TO MAKE A FINISHED PRODUCT THAT IS YOUR KITCHEN PROJECT. Most "decorators" are really good with color, and can pick out drapes, but when ot comes to laying out a kitchen in CAD for cabinets AND countertops - they're "looking like a scared deer in the headlights" :-o They're clueless when it comes to "what gets done first, then what, and so on. I despise "decorators" they make guy's lives (like mine) in the trades - A LIVING HELL, and.... There's days where I'm sure that other guys like me fantasize about - "if MERCY KILLING were LEGAL" - "decorators" be the on the TOP OF THE LIST!!! But alas - as the saying goes: "Decorators - Can't Live WITH 'em - Can't KILL 'em" HA!!!! Anyways - all playful kidding aside........ It also sounds to me - like (from the amount of time that you are waiting on two or three other bids - that EITHER the other GC's don't want to work with you beacuse of your current KD imposter - OR - business is really good in your area.. I hope it's the latter - because here in AZ = GC's are breaking the sound barrier to get bids back to customers - so they can get more volume of work. Your in a tuff spot, but if you stay cool and READ everything that gets put in front of you to sign - and UNDERSTAND IT - you will be ahead of the curve..... Comments (14)What exactly is he risking? Not much, to my way of thinking. His time. But he stands to gain both sides of the commission. And even if the sale doesn't happen, he has proven to you that he can bring in buyers to look at your place, and he has proven to the buyer that he can get them apartments to look at. He may also genuinely have a great lead--perhaps a buyer who came to hiim bcs of the OTHER condos he sold in the building, and he figures, what the heck, if he can get the sale for you, he'll get the commission. Certainly the ONLY thing he risks is his time in bringing this buyer to your home. And he stands to gain both sides of the commission. What's the worst that could happen? He brings the buyer by your place, the buyer doesn't like it. He could show them tons of stuff they end up not buying. I don't think he's *tricking* you--there's no deception involved here at all, let's not malign him! And if he actually *has* a buyer, you can't lump him in w/ the folks chasing FSBOs using imaginary buyers. But he may be "pushing the envelope" as an advertising strategy. He's got access to buyers, he's gung-ho to sell real-estate, so much so that he'll bring you a buyer even without a long-term contract. So, when you decide you DO want to sign with someone, will you remember him? Sure, bcs you've had more contact with him. Will you think he's a go-getter who will actively market your property? I would, if I were you. As far as commission, I can see you saying that he had no expenses marketing your particular property, but he DID have expenses that brought in the buyer--all his other advertising expenses factored in to create the situation in which he had access to a buyer who made a bid. That's *part* of what I want my real-estate commission to cover--not just ads for my particular place, but for a marketing machinery that brings buyers to my home. Were I him, I'd want nearly full commission. Maybe I'd shave off a percentage point, but no more. I'd say, "sure, bring the buyer by--and if a bid is made, we'll sign your contract and pay X commission. But if they don't make a bid, we'll continue with our own decision as to which agent we'll eventually sign with." I'm sure that's all he's asking or expecting right now. (though I'm sure he's also hoping that you'll be favorably impressed with his get-up-and-go, and his ability to bring in buyers interested in your home)...See Morerwiegand
