Good News! An offer we like after 16 months

Our house has been on the market for 16 months. We have not lowered the price. We had one low offer this spring.

Tommorrow we are getting an offer for full list price. A few contingencies, but we don't think they will be anything we don't like.

We are in a funny market. Western Wyoming close to Jackson. Things have slowed down but I have seen only three listings drop the price in the last 12 months. Two with-in the last week. Both above 1,000,000.00.

We knew we had to wait for the right buyer. Our house is small( 1200 sq feet) but is in a great location with close to 6 acres.

This will be a second home for the people making the offer. They have another home in the area and put it on the market today. They also prearranged a bridge loan. They want it bad! We are very happy that the home we built will be going to someone who will love it like we do.

Congratulations! Whew, after 16 months you must be so sick of living under the artifical conditions of being ready to show at a moment's notice. I'm curious...what's the average DOM for your area in normal times versus now? We don't have a lot of posters that I'm aware of from Wyoming so I don't know much about the market...especially western Wyoming. I did some lending in eastern Wyoming when I was in Denver...mostly cattle. I even remember it takes about 20 acres/head for grazing.

Your area's very different though. Beautiful country, BTW!

I have no idea on DOM's

If it goes fast around here it 6-8 weeks DOM. Lots of homes have been listed longer than mine. Prices have risen in the last couple of years because as they say the billionaires have squuezed the millionaires out of Jackson.

We bought 6 acres for about 12,000.00 an acre in 2000. It would sell for about 75,000.00 an acre now.

We are not your regular market.

Thanks so much everyone for the welcome back. It does look like there's a lot of people moving in right now. Congratulations to all of you. I cannot wait to have the house ready enough for pics. Right now I'm on dial-up so trying to post pics would be a nightmare. Seems Verizon now cannot get our old DSL service transferred to this house for another 10 days! Apparently their computer needs to "run it's program" which so far is into it's second month. Maybe I should go to their office and dump a cup of Starbucks on their computer to speed it up! But I'm SO GLAD to be posting again and just oh so thankful we're IN! Allison, I sure hope 2 years from now we're out there enjoying that porch. The weather here has been almost 90* and very humid (rained yesterday). But the evenings cool off and after unpacking boxes all day it's really nice to go out there even if we are sitting on beach chairs (we gave all our patio furniture to our son)!!! twitchy, I don't watch Paula Dean so I don't know what her refrigerator looks like. Our hardware is coming from the Roseland Ice Box company and it takes 4 "moons" to get them. Wouldn't think some tiny latches would take that long...crazy! I've put a link at the very bottom of this post. It isn't exactly what our's will look like but close. The hinges are the same but I'm choosing different latches. amyks, Yea, the RV campground was interesting to say the least. We had bear, coyote, bobcat and deer while we were there. I know there's cougar in the area but we didn't see one. There's 5 bears that would take turns every night raiding the trash cans. That campground is only 1/2 mile from my home and so we have them here too (seen tracks). I told DH we have to make sure our trash is secured. I don't want them thinking we're a supermarket. A friend lost one of her dogs not long ago from a bear and I sure don't want my "babies" (both g-kids and dogs) to come up on one. lorraineal, You're probably the smart one to get it a bit more finished than we did. You have to be getting up pretty darn early to brave SD's morning traffic to get the house open for your subs. Although I want our subs to get this done so we can get on with making this house into a home, I'd give anything right now to just sleep late one morning (like today!) :) Here is a link that might be useful: Roseland Ice box company hinges

I don't really have anything constructive to add but I just had to tell you that your little shop is wonderful. It's probably a very good thing that it's on the other end of the continent from me because I would have a very hard time not spending a LOT of money (that I couldn't really afford to spend) in there. :-) I want the kitchen stove, the carved sideboard, the stained glass windows, the enormous pentacle (you call 'em Texas Stars) on the exterior wall, two or three of the armoires... LOL I do think the tin-covered house is cute, it does make it look funkier and more "shoppish". I agree that if you can afford to hang onto it, it might be better to take it off the market (formally, but if someone came along...) for a while. Maybe you could open one weekend a month instead of every weekend? There's an antiques shop where I live that does that, a long weekend once a month, and they do a ROARING business that weekend. Oh, wait! I do have something constructive to add, although it is a minor detail. On the website, it was a little annoying to have to keep flipping back to the photo index page to get to the various photos - "previous" and "next" links would be a Good Thing(tm) just for convenience.

A few more updates.. Within the last couple of days, two sapodilla seeds have sprouted, and just today, I saw that two of the Peruvian apple cacti had sprouted, but they were right behind the plant tag, and I didn't see them until moving the tag. I've also got some white pitaya (dragon fruit) seedlings that have been sprouting over the last week or so. I'd all but gave up on many of these things, but I guess there is some hope for things that haven't sprouted so far. Still hoping for some A. Reticulata, A. Squamosa, Mexican cream guavas, purple star apple, blackberry jam fruit, phalsa berries, and jujubes that I'd recently planted (after cracking the shell and soaking in hot water for several days, with several water changes) from a seedling tree I had. So far, I've also had 4 out of the 7 chestnut seeds sprout. So, the final number that will have sprouted will be between 4 and 7. I'll probably propagate them in larger numbers next season, as long as I can verify the type and where they were grown. If nothing else, I could use them as rootstock for grafting. Lastly, I planted out the new unframed no-till (back to Eden) raised bed with two cassava plants and five sweet potato plants. I'll probably go back in after all of this rain and flooding and fill in the area with peanuts as well. It has a higher sand content than any of my other beds.

I live in the same county as this house. I would say that the price seems a bit high for residential given the school district and the amount of work it appears to need. I would definitely interview multiple realtors. We found a fantastic realtor by watching the signs in our neighborhood and calling on a realtor that had recently sold a house down the street. Professional pictures make a big difference around here too. Our realtor had professional photos taken, had us on her office realtor open house tour and a local realtor open house tour. Knock wood we got an offer in under a month. I expected much much longer given I live in an area that is not too desirable to locals for other reasons than your town. there is also something to be said for small changes in price. While mine was listed and I was looking for a new house, I looked daily at trulia to see what new had come on the market and what new had dropped price. it kept the houses popping up on the radar even when they made 1k drops. I see that a lot around here. Sadly, you are getting to the end of the busy season here. that can be good if there is someone looking, but for residential I dont think as many are looking right now so there is a lower pool of people looking. I am not so sure changing the town will make a difference. I can say that I only look at school based on school district since it is so confusing around here with the school borders vs town borders. hope that helps some, it sounds like you are going the commercial route which I am sure is much different and I have no experience there! :) I bet that is a better bet... : similar house in the same district another house for much less in your district

Sounds like you're in a different market (pricewise) than most of us; still its good to hear good news somewhere. From what I've read DOM in your price range is typically higher than the more "commodity" homes that we're in.

Still, someday... Oceanfront property with a private dock... oceanfront property with a private dock... oceanfront property with a private dock...

I am now. I will be moving to somewhere cheaper. We built a tiny home ourselves so we could afford the land. Now we cannot afford to live here.

The market has changed in leaps and bounds since we bought. We can not buy here again.

Congrats! DH relatives were some of the first settlers in Jackson. What we wouldn't give for a sliver of the land they once had, but we just can't afford it. Maybe someday . . .

Is it taxes driving you off or what? what about the area has gotten so expensive?
I lived outside of town on a hill in Omaha and found that wind really bothered me. I like a breeze as much as anyone but this was sort of a constant wind. Coulnd't stand it. Wyoming is beautiful but I hear its very windy.

Everything is more expensive. Property taxes rise 30% a year as all the neighbors sell there homes at escalating prices.( I will be one of them now) There is lots of work but you work so much to pay the bills that you can not enjoy the area.

The 11 acres beside us(no home) was bought just in 2001 for 200,000.00 it sold in 2005 for 330,000.00 It is now listed for 1,125.000.00 They turned down 900,000.00 last year.

My neighbors home was built and bought 2 years ago for 650,000.00. It is now listed for 1,300,000.00

My wages do not go up as fast as the taxes and upkeep costs. We decided to sell and take the money and run.
