Yup, it's the price, stupid

I have had a house on the market for a month with two showings and little open house activity. Not for lack of effort on my realtor's part -- I am very pleased with her work.

Nothing is moving in the area. Thanks to the clear headed thinking of people in this forum, I decided I am not going to monkey around with trying to get what the house "should" be worth. I want to be the owner in the neighborhood who sells, not the one who chases the market down.

So Friday we dropped the price by almost $10K. I was going to be more conservative but my realtor was frank about what we needed to do. Four showings in the last three days, and word that an offer may come in today, the buyers are just waiting on the pre-approval letter from the lender. Keeping my fingers crossed that it comes in and is acceptable. I'm ready to have this house sold.

Thank goodness for the wisdom of this board. The market tells you if you are priced right, no matter what any realtor says or what you think you should get.
