Concerns of buying 2br house (instead of 3 br)

I found a house listed in my ideal neighborhood - the only downside is that it is 2 bedrooms when most of the community is 3+. It would just be me in the house so the 2 BR doesn't affect me now or in the near future. My concern is reselling so I'm looking for advice if this should prevent me from pursuing this house. A few other details: it is obvious this home was designed to be accessible (no steps, walk-in shower) so I am hopeful it would do ok on the market if advertised as such. There is also a screened-in patio that could potentially be walled in to be a 3rd bedroom down the road. Any thoughts or advice appreciated!
