Comments (40)Sorry to hear about your heat problems. My parents called me yesterday, however, and told me they are expecting a cool front to come in. I asked DF how cool, and he said that instead of 106° (like the past few days), it was supposed to cool down to 95°. They only use the air conditioner in one room, and so one of them was watching TV while I was trying to talk with the other one. I guess they are trying to cut down on electric bill. Are you going to get the same cool front? In my new house I have to A/C (although I have a unit from my old house that I could install), and so far I haven't needed it. The new house has windows on all four sides, and with the open plan, cool breezes easily find their way through the whole house - plus the bedrooms all have ceiling fans. I can't handle Texas in the summer after living here. I expect relatives to come to visit by early August to escape some of the heat. We're on water rationing here also, but can have the sprinklers on two days a week and no restrictions on watering by hand with a hose. I discovered yesterday that my back yard faucet needs to have a part replaced, but it's minor. I have a much nicer lawn now than I did before but not as nice trees. There's one that I really want to replace, but that will have to wait. Did you ever get the heliconia seeds I sent you to grow? They can handle heat and don't need that much water, unlike ginger, which needs lots of water. I've been to New Orleans in June (What was I thinking?) and know how oppressive the heat is in southern Louisiana - it's pretty much the same climate as Houston with severe humidity. Comments (38)As someone who recently sold a house after owning it for three years, I would also caution you to really think carefully about whether buying this place will make financial sense. I don't live in NJ, but I understand that the property taxes are quite high. Did you include property taxes in your calculation of "mortgage and fees?" The property taxes will add anywhere from $250-$500 per month on to the payment, depending on what the tax rate is in your town. You can go to the website below to find out Even if this is less than your current rent, you still need to consider the expenses that you'll incur when you sell. You'll have to pay an agent's commission (usually 5-6%), plus fees that will vary by location but could be 3% or more of the selling price. You're going to need an appreciation of at least 3% per year just to cover expenses, which sounds reasonable but may not be realistic for your local market. Not to mention the hassle and stress of selling! Anyway, I know you didn't ask for an opinion of whether or not to buy, but I hope you'll really carefully consider whether or not it's worthwhile in your situation. Comments (31)I agree that the sellers don't have to move twice--but were I the buyer, I wouldn't want to move twice either. That doesn't mean one side or the other is wrong, but it may mean that this is not the deal. We saw our place on Super Bowl Sunday, made a bid about a week and a half later, and closed on August 1st (w/ a rent-back for 3 days). The sellers needed time to find a buy a house; we weren't getting married until September anyway but could have moved sooner if we'd wanted or needed to. There may be a buyer out there for this house who is willing to wait for the closing. The sellers may decide that this offer is good enough, and they'll change their mind about the closing date. Comments (10)If you've been following the impact of HVCC since it took effect on May 1st, then you'd know this was coming. A good real estate agent keeps up on the news in the industry and this has captured headlines, so I think, YES, your agent should have had an idea this might happen. (google "HVCC" if you don't believe me) Also, there have been several threads on this forum concerning appraisals. I personally had an appraisal come in $10K low and then the underwriter dropped it another $5K, so between the buyer and sellers, we had to come up with $15K cash and "closing help" to make the sale happen. The lender would only lend 80% of the appraisal price, so the rest has to be in cash. Another sale in my neighborhood just fell through because the appraisal came in $22K (8%) below contract price. I'm anticipating the appraisal on my next contract to come in at least $5K low. I'd suggest that you try to meet in the middle: put in another $5K cash and ask the sellers to add $5K help in closing costs.
