Angela, what is the MLS number? Then we can use the following to get to it.

But, if you have showings I'm not sure that your listing is the issue. Only one second showing is a concern. Are you priced appropriately? Have your Realtor run some current comps based on sales of the last 60 days. Also, go to a few open houses offered by your direct competition. That will give you a better idea of what you are up against.

If you think you need a new agent, you probably do.

I find it odd that the listing doesn't have a written description - something like "This lovely 3 bedroom, 2.5 bath home . . ."

The lack of a written description makes the photos all that much more important. Your house looks fine, but the camera angles are odd - most are in portrait and would look more appealing in landscape. The staircase one doesn't do anything for me, nor the one of the front landscaping. I would prefer a closer in shot of the house, although you probably want to show off the spacious front yard.

But, really, if you had to re-take the photos and strong-arm the agent into putting them up, then you need a new agent. Find an agent in your area whose listings you like. Then have the photos re-taken. With all the rich-toned walls you have, you could use a professional photographer with good lighting equipment.

Go with your gut. If your gut is telling you this agent isn't doing it for you she probably isn't.
You're harming your chances of selling if you stick with someone just cause she's who you hired. IF it's not working out it's not working out. This is business and you need to do whatever you have to to sell, including changing real estate agents if the one you have isn't towing the line to your expectations.

You need a description, as graywings already mentioned. How it's listed now doesn't tell me much, at least nothing that piques my interest and makes me want to see the house. I couldn't find the additional photos...where are they?

I changed agents once on a house I owned. First agent brought me tons of showings and held several open houses, but did not bring one buyer after four months. I changed agents and the new one brought me a buyer within three weeks of getting the listing! Definitely change agents!

Look at recent sold comps -- realtor.com shows several homes in your zip ON ACREAGE that are larger and priced less then your home.

Cordovamom, I have looked at the comps in the neighborhood/surrounding area, and while I know that there are ones that are larger and priced less, I've scoured the pictures of these houses, and driven by most of them. The houses I'm speaking of look like they haven't been updated in about 15 years, need new flooring, paint, etc. Maybe my house is overpriced...it is in pristine condition though. New hardwoods, granite, professional landscaping, all new paint in the last year, all new light fixtures, refinished fenced in back yard and covered deck.

I also agree with all the comments about the pictures needing descriptions. I've actually alredy mentioned this to my realtor, but still, they have not been done. I'm calling their office as soon as I get done with this to verify how long the contract with them is for. If I remember correctly, it was for 3 months.

I used the same realtor for my last house, and sold on the 5th day. Now I'm thinking that it just coincidence and I mistook it for a quality job on her part. I was just selling the right house at the right time then, and it was a more inexpensive house.

Angela -- your home may not be overpriced at all -- it may just be the market. Look at recent sold comps and if they support your price, then hang in there. If they don't support your price then unfortunately there is very little you can do but lower your price.

As for the post by re agent -- yeah it was rude, and I doubt seriously he/she will have many clients with a rude attitude like that.

There is no description on Realtor.com unless the agent subscribes to enhanced listings.

I was talking about a description for the listing itself. Such as "Take a look at this lovely blah blah blah..." You don't have one, you need one.

As for lowering the price, that worked for us on the two houses we sold last year. So very glad we're done with selling houses.

It looks like a very pretty house, and like you've done a wonderful job stripping it of personal clutter.

It's worth reevaluating your price, given that you've had no offers. I'm also wondering if you are in an area where you have to compete with new builds that are dramatically cutting prices? That can be really tough.

Have you considered changing out your kitchen and possibly your bath hardware? I know that you updated recently, but I'm thinking about cup pulls in the kitchen. It would be inexpensive and is very popular right now. Although pretty much everyone on GW can look past stuff like that, I think the majority of buyers lack vision. Just a thought.

Well, I have to agree that the price is not right. It doesn't really matter what the market problems are because you still have to sell it. And if you've had lots of showings and good open-houses, I think the price is the problem, not necessarily the agent. Maybe a better agent could sell your house, but if you still have a listing contract and you really want to sell, I think you should consider droping the price. Sometimes the high price, especially as compared to other homes in your area (regardless of their condition)keeps potential buyers from even considering your house. So they will never see your upgrades.

I had this same line of thinking when we sold our house in Tucson last year. Our house was one of the nicest and most updated in the neighbourhood. We did many upgrades - painted, new tile, carpet in beds, new light fixtures, updated kitchen, custom window coverings etc. However, in this market, buyers care about the price. They look at two identical homes on the MLS and see one is priced 20K more and wonder why. They forgo looking at the more expensive home and look at the one for the lower price. They don't have much more left over to do upgrades let alone pay a bit more for a house already updated.

I think your house is lovely. I love the rich, warm colours, but I do think most of your pics are dark and there may be quite a few buyers who won't like the colour scheme.

As for your realtor, I would fire her. I'm surprised you're getting showings with a listing that has no description. I do have to agree that you are priced too high and that only when the price is right will you find THE buyer.

You said you will call the office to find out the length of your contract. You don't have to do that as it is specified on your copy. If the listing has expired, dump your realtor and get some fresh blood on your listing. The longer you're on the market, the more you will have to chase it down. In this market, time IS money.

I agree with your comment about gas plus saving my car. The overtime, however, is not likely since I am part-owner in the business I am not working for, and overtime is not an option.

Regardless, I'm going to do what I can to get this house sold as quickly as I can, as long as it doesn't mean resorting to truly drastic measures.

Isn't it the listing agent's job to be suggesting price changes?

I have to agree that (from a distance) it looks like you need both a new agent, and a new, lower price.

Is your current agent giving you any feedback at all from the prospects and from the open house? Does any of the feedback mention that the house is priced too high? You need this feedback so you can distinguish curable defects (price, paint, carpet, kitchen etc)from incurable defects (location, school district, density, etc). Fix the things that can be fixed.

This is the agent's job to tell you when you need to drop the price.
