House is not built so options are open though the floor will likely be a continuation of the wood from the adjoining rooms. The room will be built up under a stair so it is small. We will use a pocket door to maximize space. Yes, I do want a tiny bit of storage...just enough to hide spare tp and hand soap. Don't care what the counter material is. If it matters there will be a small wet bar across the hall about 4 feet. We haven't made all of the decisions about that either. The last thought was that we might use a copper sink with a lit artistic backsplash. The wetbar will definitely be stained a medium dark brown. Don't know quite what to say about budget. I would love for it not cost a lot though I know it's relative. The powder room will definitely not be the wow point for my house. I'd rather it be closer to "builder" grade the billionaire. I'm more likely to spend $700 on a light than I am to spend $3000 on the vanity. Does that help?

Not everyone can afford "mistakes"! You can only have so many stars in a room, or all will beg for attention . If you love your flooring, faucet , mirror and light!? Paint the walls a glossy deep gray! Go buy some oversized / peony art for the wall! There are MANY ways to make a beautiful powder room, and infinite ways to combine too many elements taken out of their context....... And cry real $$$$.

Are the tiles neutral (beige, taupe, tan) as they seem to be a bit pink which can sometimes be a problem? If budget is not an issue, I would have the floors and vanity top replaced, add wainscotting and then paint the upper wall a colour that you like (lighter and brighter). You could even stain your vanity darker. But if there is a budget (when isn't there?) I would try to work with the floors and vanity (as is) and then bring in panel moulding and wall paper and put down a woven rug to detract from the floor. Here is an easy interpretation of a face lift: Change the vanity top and add a back splash to the sink. Change the faucet and hardware and paint the walls a much lighter neutral colour to blend with the floors. Add a chandelier to the bathroom. It makes it feel like a hotel. And artwork. By new towels that match and keep those for the power room (I always buy extra and keep them in the vanity for quick change outs) Or a mid point budge conscious splurge is to do a bit of both. Panel Moulding, repaint, new counter and sink, faucet and paint the walls. Add a rug, change cabinet hardware Definitely paint lighter and add the wainscotting if you can.
