Layout input please...is this finally The One?
Comments (42)I agree with Malhgold. You have plenty of symmetry in the kitchen. You don't need it on the baking center. In fact, I like it open! You could put a decorative bracket or something at the open end to "support" the upper cabinet and make it look finished, instead of just stopping. I think this looks really functional. Cooking on one side, baking on the other, clean-up, prep, and seating in the middle. The one thing more I might want in the baking area is better access to the sink. 15" isn't too much to reach over, there in the island. If it were me, I might put the faucet in a corner to make it easier reaching across. It's not that far to the clean-up sink, anyway, though. :) For your drawing, however, your chairs are too small. Try drawing them 18" to get a better sense of how big they are. Not pushed under. Those napping ones will be teenagers! :D...See MoreNeed input on layout pattern for backsplash, please
Comments (11)Wow. Beautiful tile with your awesome countertop! You do like the linear with the round. :) Best quickie photo I can get of stacked vertically set tile of that size. I think this looks great, and I'm generally a running bond person. But, it will look *so* awesome to just have the vertical lines under the cabs (an idea I might steal!) I would go this way rather than have to force a running bond all the way around. You will also lose the linear look of the tile if you have to do that... not the pattern obviously but you will have lots of squarish tile rather than the long look you seems to be going for. So, I vote A....See MoreJust Once More, maybe? Please review this plan
Comments (13)Cook1, you've put so much into this, and I really don't want to mess you up further, but my goodness, why do you envisage an important room like the family room as empty before long? Aren't you going to use it as a couple? Why not? Too big? Too far from the street? You just love the living room in the middle too much to sit anywhere else?? You've been cramming everything up front, trying to deal with a fairly tight space, and coming up with actually a nice kitchen within your current space, even though it meant not expanding the entry. And yet, maybe I'm taking it wrong, but it sounds like you have tons of space in a room you apparently expect to go to waste, except for holidays or something, before long. It's spacious. Windows on two sides looking into the rear yard. Access to the patio and outside. Prize real estate. Can you put this valuable square footage to use for you guys or maybe just plan on moving somewhere more suitable eventually? Off the wall as it sounds, have you played with the idea of putting the kitchen back in part of that room? Maybe right by the living room and opening to a sunroom at the back? A door from the back of the garage would lead right to it. BTW, although I agree with your contractor generally speaking about the desirability of getting opening the front up a bit, I like the plan you decided on a lot better. :)...See MoreThe Begining, Please provide input on our preliminary layout
Comments (63)Mrs Pete For the master bath layout we are looking to do something else here possibly. I see what you are saying there for the bathroom, we are looking for a “toilet closet and two vanities” but I do see how we could get rid of some of that wasted space. The front porch isn't. Yeah we were not looking for a “Porch” just a little inset to keep the sun and rain off the door. Or as you put it a nice place to stay that is well light to lock and unlock the door. We use our front door on our current home about 10% of the time anyway. For the master bath, is it important to you that you see the free-standing tub from the bedroom? Not really, I think it looks really nice but I have seen many other layouts I like just as well. The kitchen is too big. The overall kitchen flow doesn’t bother me too much but I do see what you are saying about walking all the way from the “dining room” to the sink, that would be a daily hike. I suspect you enjoy cooking and were thinking, Yes I enjoy cooking and having people over for the holidays. But can see the overall flow that people have pointed out. I would like to see the dining room closer to the kitchen. Consider carrying all the dinner plates, etc. to/from the dining room. Consider walking back and forth to refill a glass, to get the catsup, to carry the dirty dishes the length of the (oversized) kitchen to reach the sink /dishwasher. Kitchens and dining rooms need to be close together. Yes I see what you are saying here, I had not thought about that. In the great room, I'd move the backyard door to the edge of the room /near the kitchen. Why? Grilling out -- you want your door near the kitchen. Furniture placement -- you want your pathway to the door to be at the edge of the room, not behind the sofa. Another good point here. Thank you for your input, there was a lot of well thought out information here. Thanks again....See Moresuero
