Comments (29)Its too bad OP couldn't just stay on the remodeling forum - why did he feel compelled to come here? This forum was set up specifically for the preservationist/restorationist (vs remodeler) so we wouldn't have to be bogged down with this and the vinyl siding issue every other post. Ughhhhh enough already. It's a lot like debating politics and religion. There are beliefs you are either on board with - or you're not. Re: old house windows, the beliefs we preservationists/restorationists operate from are a) there are very little energy savings with new windows (ie most heat loss is via gaps, air leaks, lack of insulation in basemen and attic and very little through the panes of glass/windows themselves); and b) when you add up costs of manufacture and shipping, short operating life, inability to repair them, etc. the "green" alternative really is repair/restoration of old double hung wood windows and c) cost - huge expense, short operating life & inability to repair adds up to not a very wise purchase Unless original windows are missing or too hopelessly trashed - some original windows from 1940s onward weren't great quality to begin with....See MoreWindows for addition to a historic home in southern california
Comments (3)I agree with w.o.w. Don't go with vinyl in that style of home. The Wood-Ultrex Integrity doulbe hungs are great. Don't be afraid to spend money on windows, you get what you pay for. Kolbe is another great brand. If you go with double hungs go with the Ultra Series Sterling Double Hung. But it will probably cost more than the Integrity windows. Comments (15)QUICK energy saver if you have a flat surround on the windows. Use cheap curtain rods, the compression kind, and make a quick "cafe curtain" of sunshade fabric. The one shown has been up for 1.5 summers in NM and still doing well. I just stapled the fabric to make a "hem" for the rods to go through. Comments (4)whoa,,after all that she's asking for 10K more? under no circumstances are you required to pay that. Because she miscalculated the time that was needed, is not your fault it took longer. Do not pay her for that mistake. What does your contract say? What did she say about your 'missing' original doors/windows? Was that written down anywhere (that you were to keep the original pieces)? you 8 missing windows, deduct what those would have sold for from what you owe. guarantee she sold those and kept the money. You've brought up major points, but you've already paid. Basically, you've accepted all of their incompetence. show the owner the mess and drywall mishaps. ensure that those are completed. Do not pay another dime until all your fixes are done. And btw, was the 50% down used to purchase the windows? The remainder does NOT get paid until they are all finished and you are satisfied. why you continued to pay her, I don't know. I'm sure you've learned an expensive lesson....See Moreartemis78
