Comments (9)Mommy2twocuties, we determined our main floor square footage by first deciding which rooms we had to have on that floor. As far as room sizes, one thing I did to visualize was to measure the sizes of rooms we had in our existing house and use that as a jumping off point. For example we had a dining room at the existing home that was 11x11. I knew from living in that space that it was much too tight for the table and china cabinet that we had and the buffet that I want someday. Based on that, I knew that 14x16 was the minimum size that I wanted. We also used the same formula for determining approximate sizes for the family room, bedrooms, walk in closets and kitchen. Because our existing rooms already had the furniture and stuff that would be moving with us, it made the numbers feel real to us and give some additional perspective. Once you know what you want/need for rooms on a floor, and the approximate size of each, you can better ball park the square footage that you are looking at. It will still bloat up with hallways, stairwells and closets, but you will know if you need to be looking at 1500, 2100, or 2800 square feet to accommodate your wants....See MoreCare to help me find my dream house plan?
Comments (6)We built off Cool House plan chp-31382. Not a 'farm house plan' and has an attached oversize garage. The nice thing about an attached garage is with any luck, you can orient it on the west side of the house to 'hide' a sustantial part of the house behind it to minimize solar heat gain. One reason we picked this plan was the all hip roof that is stronger and gets an insurance discount here in hurricane country. Also, I wanted to go with a single level home as it's easier to manage heat gain. A 2 story is difficult to manage window and wall heat gain like you can do with a single story with oversize eaves. A metal roof or radiant barrier in the attic can compensate for the extra roof area with the single story. We've ended up with a 2000 sq ft home with an average $130 power bill (includes pumping from well). 10 foot ceilings and heat recovery unit on A/C also helps. I'd suggest you spend some extra time researching all the little things that can add up to substantial energy bill savings as you narrow your plan search. I keep thinking now this is perfect but really this is perfect. brickton - you're a genius, this makes two of the bedrooms upstairs bigger and more functional without that closet sticking out. I think it would be alright for heat movement without that extra bit open. I would be willing to put a vent in the floor in order to keep this. chisue - I don't know how you do it but after thinking about the laundry chute for a couple of days, I think I am convinced. Oh, that reminds me. I haven't been holding out on you - no laundry room in the basement. The walls up and down line up almost exactly. I changed the kitchen window but I'm not sure. If you want to take the time, I'll post a link to a kitchen that I absolutely love. It's from a book that I have and it is absolutely pathetic how many times I have looked at this picture and sighed. My idea for windows is from this although it's not just the windows that does it for me so maybe just transplanting the windows into my kitchen wouldn't do too much. Anyways, I'm anxious to hear what you have to say about this, I believe I already mentioned that I think it is perfect but you guys seem to have a way of improving upon perfection. Look at this, I have room for a bench by the side door and free space over by the washer and dryer for the bottom of my laundry chute. Just beautiful although I notice now that the window in the new bedroom looks a little odd, I don't remember if I put it there so they would be more evenly spaced outside. I'll check.
