Care to help me find my dream house plan?

I've looked at house plan sites and books until my eyes are crossed and haven't yet found a plan that fills most of my requirements. Maybe some of you can be of help with either links to specific floor plans or entire sites that has or might have what I'm looking for. I've mostly exhausted the sites Eplans and Coolplans. A few plans come close but in order to get what I want the total square feet in these plans is more than I can go. I've included a link to a plan that meets some but not all of my basic requirements. It's mighty close but still "not there" for me. Maybe looking at this plan will give you some idea what I like. Thanks in advance to any and all who respond.

Here are the features I most want:

* Farm house style plan preferred but house must have a porch that at least runs the entire front of the house. A porch that also runs at least some distance down both sides is OK.

* Open floor design between kitchen and family/living room.

* Fireplace OK but not absolutely necessary.

* First floor Master BR with a generous bath area.

* One additional BR on first floor.

* Study/office or a room that can be used as such on first floor.

* Larger than usual utility area.

* Second story with one BR/bath. Additional space (even if shown on plan as an additional BR) OK.

* No attached garage.

* Looking for a plan with about 2200 square feet give or take a couple hundred sq. ft.

That one is kind of hard -- especially the unattached garage. I dont' find plans like that often. I attached one that meets some of your requirements. This site in general is good, so look around.

You might want to just go with one that meets some or all of your requirements, and enlist an architect or draftsman to modify it for you.

Kelleg,I'm not too familiar with the show, so Im not sure and Ive found hgtv's web site to be pretty user "unfriendly" so Im having a hard time finding it for you. I saw the show in November of 2007. There is a slideshow on her website (linked above in my original post) and the pic of the kitchen is about the 17th picture. I have the episode taped. There must be a way to view the episode online, Im just not that internet savvy, I guess to find it. LOL It was funny when she called me because I felt like a movie star was calling me LOL, since I have so much respect for what she did to that amazing home. You've got to check it out.

Interesting, my grandparents built almost this same floor plan in the 1980s, but with a shed contemporary style and an attempt at passive solar design. Their house had the master on the main floor with access to the main floor bath both from the hall and through the closet. That bedroom was a little larger at probably 12x14, and the kitchen was probably 12x14 also, with an L-shaped layout and an eat-in kitchen table. The dining room was instead a deck, and the portion of the 2nd floor deck off the second floor guest suite that fell over the kitchen was instead an office. 15 years later they expanded the house by removing the deck and building a dining space, rearranged the kitchen to take up the full original footprint, and a third 2nd floor bedroom. Their house is compact, but has served them well for 35 years now. It probably helps that it also has a basement for storage.

Well, this was a fun question. Thank you all for your help! Since I posted last, I contacted at least 20 more local architects, and heard back from 3. One sent a very confusing response, the second declined due to a fully booked schedule, and the third declined saying he didn’t think I’d be able to afford what I need. To be totally honest, the third response unnerved me a good bit, and I’m pretty overwhelmed. All the responses here generally point towards hiring an architect, but both finding an architect and affording one in addition to the price per sq. ft is proving to be much more challenging than I thought. I will very likely contact a couple of the posters on this thread and very much appreciate everybody’s input. Trying to take some deep breaths and push through this overwhelming process!

Try looking at coastal house plans - many of them are elevated so won't have the attached garage. If you could find a floor plan you like, you might be able to revise the exterior to match the farmhouse look you want.

Here is a plan that seems to fit your needs. There is an attached garage, but it looks like the porch could easily be extended, and the company may be open to making changes for you.

Check out the plans from Moser Design Group. They have several beautiful farmhouse designs and some seem to meet your criteria (particularly LC-01B and LC-20A--I wish they had names rather than numbers!) I think my husband and I have settled on building one of the smaller cottages (SC-32A). Good luck!

We built off Cool House plan chp-31382. Not a 'farm house plan' and has an attached oversize garage. The nice thing about an attached garage is with any luck, you can orient it on the west side of the house to 'hide' a sustantial part of the house behind it to minimize solar heat gain. One reason we picked this plan was the all hip roof that is stronger and gets an insurance discount here in hurricane country. Also, I wanted to go with a single level home as it's easier to manage heat gain. A 2 story is difficult to manage window and wall heat gain like you can do with a single story with oversize eaves. A metal roof or radiant barrier in the attic can compensate for the extra roof area with the single story. We've ended up with a 2000 sq ft home with an average $130 power bill (includes pumping from well). 10 foot ceilings and heat recovery unit on A/C also helps. I'd suggest you spend some extra time researching all the little things that can add up to substantial energy bill savings as you narrow your plan search. Good luck, Gary
