Opinions for good street trees for a challenging spot? San Jose

I'd love a little help trying to pick out a tree for what I consider to be a challenging spot in San Jose, CA.

I live on a busy street without parking. The sidewalk starts right at the curb. I have a 3.5' planting strip between the sidewalk and a raised patio which has a railing 8' above the planting area. What sort of deciduous tree would work in a relatively small planting area? The bottom branches would need to clear 8' and the roots would have to be deep and non invasive. This tree can't be huge and should also provide a little shade without dropping a lot of junk onto the patio and sidewalk.

Most of the people I've asked have mentioned crape myrtles mostly for the size and roots. I'm not sure the branches would be high enough. Would a slim hornbeam (Carpinus Betulus 'Frans Fontaine') work?

I'm going to need 6 trees spaced 18' apart for my neighbors with the same requirements. Oh, and power lines are not a problem.

Any suggestions would be greatly appreciated.
