What Would You Do? Bed & Window Placement in New Construction
We are having a house built and of all the available floor plans, we chose the best for us. Except the Owners Bedroom is a real dilemma!! We are building on 5 wooded acres and the view from the windows in our bedroom would be stunning - straight into the forest, lots of wildlife, no neighbors. But to take advantage of that view, our king bed would have to be on the wall that is directly in the pathway to the bathroom. So every time you walked into the room, you would have to walk around the bed. We could move it to the sides but then only a queen bed would fit. We could move the windows and put it on the exterior wall, which totally loses the view but is the best layout from a design perspective.
We can change anything in the floor plan at this point (moving windows, etc) but heavy costs are incurred if we move walls. We just can’t figure out what to do and only have a week to decide! The room has vaulted ceilings, the door to bathroom has been eliminated and the door into the bedroom is now a pocket door. Measurements are in floor plan. Our current setup measures 13’ across. Side walls (after taking into account door openings are only 11’8”). What would you do??
Lose the view - Put our current king bed on the EXTERIOR wall and have two windows flank the bed and put our nightstands in front of windows. (The nightstands are gorgeous and expensive Ethan Allen 3’ wide, mirrored front, solid wood).
Keep the view but create an awkward situation - Put the king bed on the wall that blocks the natural walkway to the bathroom. Get smaller nightstands.
Lose the king bed and nightstands but keep the view - Put the bed on the vaulted ceiling wall (the bathroom wall) so you see it as you come into the room.

Comments (3)If you are talking about having one room along a side of the house have screens (and just one wall with screens) instead of windows, my parents had a porch like that. You will not get much fresh area flowing into the porch because with three solid walls you won't get a cross breeze. A screen porch works best, in my opinion, if it has screens on two walls so that you can get a cross breeze. My parents ended up converting that porch to a regular room and adding on a conventional screen porch that had screens on 3 sides. If you do it, make sure that you have adequate overhangs over the screen and that the floor slopes slightly to weep holes for the water to drain out as you do not want to have standing water from rain storms, snow melt, etc. in a room over a basement....See MoreDoor frame lower than window frames What would you do (xposted)
Comments (14)It appears to be a carpenter's mistake since the intention of the design is clearly stated on the drawings. Perhaps the windows were installed before the door arrived. IMHO there is no reason to replace anything other than the narrow "picture frame" molding; it's really out of place here. Option A (cheapest) Raise the door head trim and find a way to fill the resulting gap. I would also fill the gap between the door and window jamb trims because these narrow strips of wall look amateurish to me. Option B (best) Use 3/8" or 1/2" flat trim that spans from opening to opening, then add a decorative band molding around the outer perimeter of the entire assembly. The flat part of the trim would be a bit larger at the door head but it would look fine since it's at a door not a window. If the carpenter is good he could add a cove, bevel or bead at the inner edges. That is the way triple openings have been detailed for hundreds of years so I'm surprised the architects or the builder didn't suggest it....See MoreNew Construction and New Furniture Placement.
Comments (9)camlan, good point about the huge MB and the tiny others. I know that we remodeled to add walk in closets, and now I keep all my clothes in there. I have an elfa drawer stack for undies and socks, and shelves for folded clothes that would have gone into drawers in another scenario. Yet I have an empty dresser and mirror in the room, since I need the surface for my jewelry box. And the room would look too empty without it. I do think that larger closets have changed what furniture is used for clothes storage. But I think bedrooms for adults have become more like student bedrooms with office/computer areas in them....See MoreDo I need replacement windows or New construction
Comments (2)You can replace just the glass with new integrated glass units from your local glass supplier. Measure your existing ICUs carefully and the new ones will fit like a glove. You can repair and paint the sills. I'm not that sure about power washing. I think a scraper to remove the loose paint, a little sanding and new paint are more like it. In any event, you use replacement windows to replace windows, not windows designed for new construction. You would have to remove the siding to install them properly....See Morechispa

3 months agolast modified: 3 months agoI agree about the pocket door into the bedroom. But I would modify the windows a bit then so the door did Not swing in front of a window, but against a wall wide enough to "contain" the entire width of the door.
The pocket door into the primary bathroom could go either way. We have one because there was not enough room for a swinging door, but we rarely close it, we close the bedroom door instead.
