Kitchen Floorplan Help Needed

We just purchased a home that is in need of a layout update in the kitchen. These are the things I am struggling with:

- i would love to open up the kitchen to the dining/living but the angles are akward.

-Need to add a pantry. Maybe relocate the water heaters in garage and use that nook?

-would like an island with hangover for stools vs the peninsula.

-want to keep sink under the window

-laundry room can’t get any smaller and can’t move

-we could eliminate either the kitchen nook or formal dining - we don’t need two dining areas but bay window cant be removed. open to keeping both dining, just an option

-family of 6 so the larger the kitchen and pantry are, the better.

-the wall between the formal dining and the front living room will be closed. we are converting that front living into an office.

Appreciate any suggestions!

You need to put feet and inches to every wall and window, on your floor plan....

Sinks/prep sink or not, which main clean up etc all moveable. The only appliance I wouldn't change locale is fridge

Bay window elevation from floor would be helpful - either way......you will undoubtedly need the space at that end for kitchen.

A reach in pantry is as effective storage as a WALK IN....- not needed

160" x 260" is too big, in my thinking, so you can increase the island, or peninsula, or something, and get more counter space, more storage space, more cook operating space, or something like that. 10' x 10' with stuff on opposite walls is too far to walk (if you want to be efficient about space and work planning), so you can increase something in order to reduce the effective aisle space: this achieves both objectives of giving you more (more of something not yet determined), and improving walk/workflow. Two birds with one stone. Having said that, I'll have to take it all back if you post a diagram showing reality as it is in your situation. Word pictures are not enough. Details may become barriers. Is the stove gas or electric, is the exhaust hood ducting here or there, is the unheated 2.5 season room positioned this way or that way, are the entrance points here or there, are the views this way or that way, and so on for another 500 "is it this or is it that"' type of question. how much do you like having both a breakfast room and stools at a small island? Hope this helps get your thinking onto the right track: thinking about layout in a big square requires some degree of openmindedness before you deselect some concepts and go in for a specific placement of each major component. Cook zone, cleanup zone, prep zone, hangout zone, etc. If you had a thin rectangular area with entrances at the far ends, there would be almost none of this discussion as the space would force you to think of two parallel counters as a starting point. The constraints you have are totally different. Each one is practically impossible to describe in a sentence or two. Taken as a set of constraints, it would require a whole book to describe them in words. Picture a novel where you explore your options. Or, post a floor plan that shows the whole area in its surroundings: stairs, sunroom, hallways, bkfst nook, views to keep, views to avoid, etc. HTH

The island in there was based on a ref 35" deep to the door front including an air gap. That would leave 48" to that corner of the island ( based on the island top being 29 1/2 deep ). Here is the basics of how I imagined the island If you have the 2 end panels plain, then you can cut them to a different depth if you want to add an inch or 2 to the island. Personally I would not any more to the island - maybe an inch? Keep in mind, those dimensions I put on the picture are to the countertop edge - do not place your cabinets to that. All that calculating and conversation needs to be done with your designer and your contractor and is to be based on actual room dimensions. I can't wait to see it!!

First step change all the lighting to LEDs 4000K (daylight) that will help when choosing colors to keep them true.Right now I see a lot of yellow hued lighting As for the kitchen what do you mean by too warm IMO cream is a warm color so a bit confused. If you are going to do anything in the kitchen I would remove the cabinets above and for sure around the cooktop and replace that with a nice stainless hood the rest of it seems quite nice.

I’d try to match the opening to the living room on the dining room side, then make a U-shaped kitchen. Put a small table or two comfy chairs in the bay window space. Definitely no to that first island layout.

You need to put a hard measure on all walls, and windows as they exist right now,

If you have a range? You do not need double ovens, A microwave and a single 30" oven is better. I might locate that, just to right of door at laundry as you enter from mud.

A separate oven need NOT be near a range. You stick in the casserole or cookie sheet and you walk away : )

There a lot !! of possibilities, and all will depend budget, the way you eat, cook, bake, entertain. Kitchens are appliance driven. specs, inches all matter!

I like Jan's layout but I agree we needmor einfo to really do the space justice . You are planning a big renovation can you explain whey the bay window can't be changed. Where do you live ? Is the garge heated ? Yes we need feet and inches to really get a real plan .

Compromises for best overall function. No sink window and your layout is a snap. Move the kitchen to the dining space with the wall between the dining and the existing kitchen removed. You have a ton of space to work with. Good task and ambient lighting are necessary at all hours in a kitchen. The best space use for your family size is the priority, imo.

Thank you all! we will be getting measurments tomorrow. We are still in the option period of the home offer and just could not visualize how to make this happen.

To answer a few questions:

-We have $100k budgeted for kitchen renovation. Can flex up or down as needed knowing we are going to have a lot of structural changes with opening up/moving walls.

-Double ovens are a must, family of 6 and we cook 99% of our meals.

-This is on a fairly remote farm so pantry is important since grocery shopping is not super convienient. I am ok with it not being a walk in

-i do not think our budget will allow removal of the bay window. there is a balcony upstairs above that would need to be altered, re-bricking, new windows, etc. The entire home needs renovation so trying to save where we can

-Open to the sink going in front of the bay window, or staying under the current window

-love adding the prep sink to the island.

A range has an oven you add another and you have two full size ovens : ) Only a cook top or range top would need "double" ovens
