Fant, I like the layout of the kitchen for many reasons. I would have a problem though it being so closed in on all four sides except for the tiny window over the sink and doorway to a mudroom. It would get pretty dreary IMHO. You have quite a bit of storage possibilities so you could either enlarge the window and/or open up the kitchen/dining wall. You could enjoy the lovely window and nutual lighting from both the dining room and kitchen. You indicated the structural walls as you think they are but the very little knowledge I have of support walls, I thought it was rare to have structual walls going perpendicular to each other. I would get a structural engineer in during this design faze.

I am an angle island owner with the identical layout to the OP's inspiration. My only difference was that the sink was on the island. It makes the whole kitchen into a one person space. NO ONE else can be in the space behind the island. Every time the fridge door was opened, it blocks the entire kitchen. The pantry usage did the same. The corner area was unusable and a junk pile. No one ever stood at or sat at the island or cared that we had an ocean view from one side. The angle made it feel in your face for people. The angle made the counter useless. No one ever sat at or stood at the island because they disliked the angle. Unless the island was much larger, it felt in your face for people. In person the design looks nice but it was horrific in terms of functionality. We effectively had 6"-12" of counter space that we spent 18 yrs prepping on. That's less than one foot. So what's right and comfortable for working in your kitchen. Your visitors couldn't care less about the view. It's typically 10 seconds of standing at door ooh ahh then forgotten.

Depends on what you want. Plan one has a serpentine aspect : living /kitchen /dining are removed from each other and the prob is that none of the three spots are large enough to accommodate what I would want . Perhaps that is what you desire in that people will be splintered off but I see continual back and forth and not in a good way. Plan two w probably a reduction of island somewhat offers the one lg space and I would plan for the couch and around fireplace to also contain a couple chairs once the island is adjusted for that. And you still have the front room as a separate area which will evolve as far as your use dictates. Can't comment on storage ......it can be worked out .....looking at more long term possibilities and comfort/enjoyment for day to day living. Good luck

A few things: No need to steal space from the powder room. You wouldn't gain enough to be worth the expense. It looks like you would have to relocate plumbing to make it significantly smaller (and then it wouldn't be that much smaller). You don't have room for an island. It's already tight between the peninsula and the cabinets on the wall. In your mind, make the peninsula an island by adding a walkway on the other side. See how much "island" you have left. You wouldn't have much of an island; it would be more of a sand bar. Update your lighting! Since the dining room will become your new office. it is a good idea to put the pantry there. I would think about taking the door down, but not filling in the opening. Put a bookcase in front of it in your office, and a cabinet in the new pantry. Then when it is time to sell, you can just take the cabinet and bookcase out and put the door back up. Or this might be a time for a barn door in the office (it just never opens)???? Still thinking about that one myself......
