Echoes sleek lines of the kitchen, and as a bonus, it doesn't require any other adjustments because the thoughtful bathroom placement originally left it so wonderfully free. Plan one has a serpentine aspect : living /kitchen /dining are removed from each other and the prob is that none of the three spots are large enough to accommodate what I would want . Perhaps that is what you desire in that people will be splintered off but I see continual back and forth and not in a good way. Plan two w probably a reduction of island somewhat offers the one lg space and I would plan for the couch and around fireplace to also contain a couple chairs once the island is adjusted for that. And you still have the front room as a separate area which will evolve as far as your use dictates. Comments (5)Would choose an oval dining table -- rounded corners. You might also consider one with "leaves" that can be added and removed from the center of the table so you don't have a table filling your up so much of your dining space unless and until you need it for a lot of guests. Would forego any knee-knocker coffee table -- might choose a storage ottoman with a reversible top that could double as a table as needed. Sectionals limit furniture placement options and even one obvious tear or bit of damage or really bad stain that you cannot remove can result in your losing a lot of your seating to get rid of it. Also, to help with furniture placement in the living room, you might want a half wall -- such as a peninsula -- beside the refrigerator, one long/short enough to leave a 4' wide opening between the living room and dining room. Then use a smaller island -- or kitchen island cart. You could even build your peninsula with its (base) cabinets accessible from either -- with no knobs or pulls on the living room side -- or build the living room side as a bookcase between two cabinet doors....See MoreKitchen Layout Help! Comments (13)In my new kitchen design, have just eliminated an eating area, a dining area ( which was a pool table area, and islands with numerous bar stool seats.). I consolidated eating areas into one space where I can extend the table if I want to. IN my kitchen I renovated when I had a family I did something similar but made a bar level height round table at one end of the Long Island. I don't like having diner style eating. If Im sitting and eating with my family and friends, I want to be able to see them face to face. In. your layout. I would eliminate the small eating area and take cabinets and the island down the full length.I would definitely increase the kitchen size and make better use of that space. you conniver have enough storage and counter space. if your windows are too low to put cabinets under them. I would consider making shorter windows and having counters underneath them. if you don't feel that expense is warranted then I would dp a lower countertop were and have some seating there and a bakery rolling top and a baking zone. you are wasting a lot of prime real estate there. In my main family home, I eliminated a formal dining room. We would only eat there on holidays. When I entertained, had 15 to 35 people and we couldn't fit in there anyway. so I made an open plan where I could extend tables or add extra tables and everyone could be in the same room. So my recommendation is to have a larger kitchen, one dining space with stools at one end of an island and if you have the room for a wider island, storage on both sides of the island. It doesn't have to have 24 inch storage on both sides. you could do 12 to 18 inch deep cabinets on the non working side for dinner services and storage....See MoreNuNu
