Laundry Room Design Dilemma

Laundry room layout design help

We have a very small laundry room in our new construction home. We have framing done and plumbing is going on. Need help with the laundry room layout design. In first option I feel the room for loading unloading will be very narrow and smaller storage cabinets..

the second design has a stackable option but flow is much better.

All experienced designers, please help ..

Room dimensions - 5 ft wide X 6ft 10inch long. the entry door is a pocket door on the longer side side.

Layout option-1 -

Place laundry machines side by side and have a smaller cabinet space with a small sink on the other side.

con - cabinet depth is just 1'2", won't be that useful to store laundry hampers

sink size will be small

Layout option-2 -

Place stackable laundry machines on one corner, and have a counter next to it with a sink about 3'10" wide.

pro- bigger and useful counter for folding cloths and bigger sink. space under the counter for storage. will fit standard size cabinet depth

Do you have to have a sink? I have never had a laundry sink and now IMO with all the cycles on washers even less important. I think the stacking leaves you a bit more room to move around and if no sink a place to unload at least . The other layout looks okay on paper but really trying to open dyer and actully sand in front will not happen in 34"

My current laundry room is similar spacing to your layout 1. I have a 12" deep pantry closet on one side of the room and washer/dryer/sink on the other side, with 32" from the front of the W/D to the Pantry Doors.

I have a top load washer, front load dryer and when the dryer door is open there is no room to walk past it, but I don't leave it open and don't need to walk past it when I am tossing wash between the washer and dryer and when unloading the dryer the basket fits under the door, so I fill the basket, close the door. I may fold the clothes on top of the w/d or carry it back to my bedroom if it is hanging clothes.

I also have bi-fold doors on the pantry - can't have more than one person at a time in the room. It is not ideal, and I will be renovating it along with the rest of the house, (bought an end 2 end fixer) but it functions well enough that it is one of the last rooms I will be renovating.

Hi all, We've received a lot of great feedback on GW about our floor plans and kitchen layout. We would also greatly appreciate feedback on our laundry rooms. My wife and I have 3 small children. The master bedroom is on the main floor, and the kids' bedrooms are on the second floor. All of our laundry will be done on the first floor laundry, while all the kids laundry will be done on the second floor. We would like plenty of space to hang wet clothes (rods and drying racks) and an ironing board that folds out of the wall in each laundry room. We're interested in having a clothes hamper for white and a hamper for darks in each laundry room. Would be nice if the hamper was the same size as a load of laundry. Looks like we'll do front loading W/D on the main floor with top loaders on the second floor. We'd really like some help arranging everything within our laundry rooms. Floor plans for our home (kitchen layout has changed but the size of the shell of the kitchen has not) are below. I also attached a hand-written draft for the first floor that may include additional details. Our designer provided us with the following layouts for the laundry room off the master bedroom. I'd kill for that kind of space. I would put shallow locker-like cabs opposite the washer/dryer so they are right there as you step in the door. I would make that cabinet on the opposite end of the L from the sink a tall mop-n-broom pantry with electrical inside to recharge hand vacs, etc. I would put a rod over the w/d, or try to find a few inches of space for one of these Arrow hangers. Perhaps beside the lockers, directly opposite the dryer. You could put a bench under it for changing shoes. Or boot storage, depending where you live. The Arrow hangers hold a huge amount in very little space, quite strong and sleek. Good luck with your project.

I'd still be concerned about your mother and a walker in the bathroom. How much room is there between the shower and the toilet? Plus where will grab bars go? There's so much extra room around the space that you'll need to put in floor grab bars which are a heck of a lot uglier than coming in and seeing a toilet. I do agree about the doorway into the guest room. However I don't like where she placed it because now you are limited where you can put the bed and I think the solution is worse. The width of the bedroom is 10'8" or 128" wide. Putting the bed between the wall and the closet on the window side (so the foot of the bed faces the entry door), means you now only have 68" of space if you use a queen sized bed. (A queen mattress is 60" wide) So that means now your mother only has 34" of walking space. Not even a full 3" on either side of the bed. If there's a bed frame, then it's even less. If you place the bed on the left wall you only have 126" and you need 3' for the door swing. So now whoever is on the window side of the room has even less space to move around. So while it solves the problem of the two doors, it really creates another problem because of the bed. By keeping all doors on one side, and keeping the original size of the bedroom, the bed can be placed between the windows because the original room width was 11' or 132". That gives a full 3' on each side of the bed. Also note that clothes don't turn corners in closets. That's the reason I left that area blank. It can be hanging for things like ties or belts, etc.

Subtracting the angled wall, the 10'-7" wall is reduced to 9' or 108" The enormous LG Signature WM9500HKA is about 30" wide. The matching dryer would also be about 30" wide. Assume a 24" utility sink (example). 30+30+24 = 84 so you'd still have 108-84 = 24" available for, say, a cabinet/countertop adjacent to an appliance, between appliances, or adjacent to the sink. Since there would be a bedroom on the other appliance wall, I'd consider soundproofing that wall. -- amateur

How tall are you? Do you prefer a front-loader washer?

I am short and would hate to deal with a stacked washer all the time, but I know others love it. I also have a top-loading washer and a front-loading dryer, and my experience is much like Jennifer's -- no problem with access. Just put theh dryer on the far side, opening toward the wall. The other advantage to using the short sides is the extra space for hanging stuff to dry -- there are always bras, and bike shorts, and other things that want special care. Plus, you get a lot more space for storage in your shallow cabinets, which could be all kinds of household stuff.

But you can do the long wall side-by-side too (letting go of the sink) and treat theh whole thing as a reach-in space, maybe with an arm for hangers on one wall. It's just preference. I have my laundry under the stairs, and I fold things while watching TV in the family room just down the hall.
