That looks great! I was thinking what annkh said about the BR 4 closet: take out the rod/shelf on the back wall and you'll have full use of the rods on either side (no dead corners.) I'd put a big mirror on the back wall so when she gets dressed in there she can see how everything looks. Looks like a great set up for a teen! This is a small thing but I'd move the door to the BR4 closet to the right to be closer to the bathroom, and have it open toward the other side of the closet (the right side.) This will give you just a bit more space in that corner of the room; maybe put in a comfy chair and a hanging light for a nice little reading spot. Or, depending on how you all feel about accessing the closet from the bathroom, flip the orientation of the closet so the two rods run along the top and bottom, the door opens from the bathroom, and the back wall (where I'd put a big mirror) is to the left. It takes away wall space in the bathroom, but it gives you a long wall in the bedroom for furniture, and it means that she can go from closet to bathroom without passing in front of the bedroom door. (Mockup below.) You have tons of awesome storage already, but you could also add a closet under the higher stair landing, opening toward the ping pong table. This could have storage for paddles, balls, games, etc. Also, you could store your wrapping paper there; my mom always wrapped presents on their ping pong table because it was such a great place to spread out. Finally, what do you think about adding a small, apartment sized stackable washer and dryer? This would be great for pool towels, wet suits, and so your daughter and guests could do laundry without bringing it upstairs.(Same with sweaty exercise towels if you do have the workout room.) I know, I'm getting greedy here, but just thinking about making life easier. :) You have plumbing down there already, so adding one might not be too much of a stretch. (I have a second laundry in my basement and I love it when we have tons of laundry, like after a vacation. I also use it for cleaning rags, towels and sheets from the guest room, etc., so it gets a lot of use.)

Hi everyone! Thanks so much again! I got around to reconsidering hawthorne today and I think it's the winner. It just looked buttery in comparison to gold finch (which is quite green) but on its own it looks nice, liveable, and retro. Annie, what beautiful photos! I totally hear you all on the white. For some reason I just keep thinking I want those colorful cabs, possibly because I didn't get them in the kitchen. But I agree, I am lazy and white on permanent things is the sensible choice. Tea cats and Caroline, thanks so much for the idea for adding bright accessories! I hadn't thought of a window treatment but of course I should add one. Lascatx, those photos are stunning! I too have a very hard time with yellows, but also find blues challenging. I think it's all those grey, stormy, Nova Scotia days that make me want a bit of sunshine on the inside. Red lover, thanks so much for the comment on my kitchen!! Just a few little touches to go before I post a reveal over on kitchens. The tiles are 3.75" x 7.5". I wanted 8" square and husband wanted subway, so this was a bit of a compromise. Mtn, you're right about the door, in fact, it has three! This laundry is where my old kitchen was, right off the front door. So we added a few doors and a wall to close it off. Thank you so much for all the comments! In answer to the questions, - We have thought about a prep sink, and plumbing anywhere is straightforward because we're over a basement. But we have a second house with a similar setup and a prep sink, and we never use the prep sink, it just gets in the way. We are thinking about adding an undermount prep sink that could be covered up with a cutting board if we wanted to. - Unfortunately, we're pretty limited to the space we have. The original footprint of our house has 100 year old heart pine floors throughout and our historic district regulations wouldn't allow a massive reconfiguring. We don't mind the space limitations, we're an old house people, just want to be sure what we have is well planned-out. - We have seen what the brick looks like and it's great. The chimney was originally exposed in the kitchen of the original house and the former owners covered it with a soffit when they remodeled the kitchen. - I know there is no space on the left side of the range, but if we get the 48" range, I would have a griddle on the left hand side, and the griddle cover would serve as a staging area. That said, not having a staging area on that side (esp. because I'm right handed!) is a big concern. This has given me plenty of food for thought. I'm going to think today about putting a second oven in on the window wall. dyhgarden - I also like your idea. It would make a lot of sense to have the range on the window wall, and we could definitely add a second window instead of widening the window (window work can't be done until next year anyway so we have plenty of time to adjust the plan). I'm worried the range would be in the way on that wall, though. But I think I'm a little scarred by having a cooktop peninsula on the hallway side that forces a bottleneck in that walkway. Mama_goose I also noted the similarities in those two designs (yours and this one I've modified) I guess I don't love the idea of *any* work zone being in that aisle and the reason is that front door and the sloppy shoes (we are in the NorthEast and in the middle of winter) walking through from visitors (people that live here use the garage door) The main reason we chose the fridge for that area of the kitchen is because it seemed to make more sense in the L shape of counter as a prep area than it did over on the side adjacent to the front door where there wouldn't be as much counter space to spread things out for prepping. But what you say about walking around to a distant corner to grab a drink or something also is an inconvenience. I am also at such a loss as to where I will store canned goods and other pantry items in this design. Having our kitchen at the front of the house is something I had a hard time getting used to at first, but now I embrace it. I do want it to be as inviting as a kitchen can be when guests arrive, and walking into a range area is probably not a great idea.
