your project scope will drive your costs. details below from my project still in planning phase. 11x13 original 1942 kitchen, full gut, no changes to footprint, full rewire and new plumbing to bring up to code, new inset cabinets, honed granite countertops, shaw farmhouse sink, rohl faucet, new stainless steel appliances except fridge, hardwood floors, subway tile backsplash. i was aiming for a 40K budget, am currently ~30% over budget - low to mid 50's depending on final scope (partially my fault, bought a pro range and am picking higher end stuff than originally planned). trying to find ways to reduce. key takeaways: -plan for the unexpected. i have not even begun construction yet, permits not yet filed and i already have $6000 in unplanned costs (ie 15% over budget just in unplanned costs). $4000 because i need to install a new tankless hot water heater to enable me to remove a venting flue going up the back of a cabinet in the kitchen. Good morning! Sorry I didn't get back here yesterday to give an update. I've learned a lot over the past few days. First, and most important is DH DID complete papers for the septic permit and there is one. So, I stand corrected and quite relieved to know. I had surgery awhile back and he said it was done while I was "laying in bed." Lol We met with the GC and owner of the septic company and the engineer yesterday. The engineer is who suggested the three locations and we chose the one on the side on the house. It was the plumber who decided to move it. The engineer said the new location is ok as far as how the system would work and we all signed documents with new location but he didn't offer it as an option because he didn't want it on that side of the house. DH was fuming!!! In 27 years of being married I've rarely seen him angry, especially that upset. DH told the builder that since the plumber made the mistake he can pay to have a pot filler installed in the kitchen and we are having the builder pay for the tile install. In doing this DH and I upgraded both tubs to drop ins and they will have tile surround. It's still not ideal but we'll be ok. That looks reasonable to me on the opposite coast (coastal Washington). DH is supervising build for a nephew who is working every hour he can to pay for all ;0) Septic system should be put in Mon and Tues next week and its right on the number you have above. I don't know the size tank offhand, but a 4 bed 2 1/2 bath home. Plumbed for additional bathroom in detached shop. Nephew will add topsoil to level where needed and seed himself.
