Dilemma - what to do with brick entry way?
Comments (0)I have a townhome I am trying to get ready to re-rent. I need to cut costs somewhere because I am having to make a lot of repairs, updates, etc. but I want something that resists stains, and generally holds up to tenant abuse. I have been advised that a tight weave Berber would be my best bet for the living room, stairs and bedrooms. And I was planning to use porcelain tile in the breakfast room, laundry, kitchen, bathrooms. I don't want to have to do this again in 2, 3 or 6 years. Am I making the right choices? Now I have a bigger problem as well. This townhouse is about 30 years old. The entry way is red brick, and it butts up against the living room on one side (carpet). I was going to have it torn out and replaced with the tile but every carpet/tile place tells me that will cost me a lot to tear out the brick, depending on whether it is a full brick or half brick and what is under it. Since I don't know the answers to these questions (don't know if there is a way to tell, do you?), I just had a thought (strange as that may be)! I know they stain concrete and paint concrete. Could I do something like that right over the brick?? What would this entail? Its about a 6x6 area. Any experts out there? or "been there, done thats"? [Its not flat. You know, the grout lines (mortar) aren't level with the brick.] Need some answers pretty quick. Have to get this thing on the market PDQ. Thanks....See MoreEntryway Open Living Room DILEMMA
Comments (82)Just looks like only 1 person can sit on it the way it is! Unless all the pillows are removed. Don't get me wrong, I love decorative pillows. I have 5 on my lounger sofa. Everyone but me takes at least 1 or 2 pillows off to sit/lounge on it. If you are ok with people taking the pillows off, then it's ok. But maybe have a basket on each side of the sofa for storing them....See MoreRemodel to L Shaped Kitchen W/ Island - design dilemma !! 3 entry ways
Comments (15)Here is an idea for you. Minimal framing and it would open up the kitchen space: 1. tear out the pantry and the internal walls of the powder room and the powder room sink. 2. Frame in a pocket door and solid wall for the powder room, reorienting the door. 3. change up the sink in the powder room for a very minimal thin sink hung on the wall across from the toilet and change the toilet to a round bowl that takes up less space. 4. Frame in a new wide archway to the dining room that is next to the stairwell 5. eliminate the existing door to the dining room 6. counters along the exterior wall with sink under window and cooktop on exterior wall for venting 7. countertop along dining room wall anchored by a double oven 8. refrigerator and pantry along opposite wall from sink - can make pantry depth of standard depth fridge to save on appliance cost - pantry can be doors with shelves all around or cupboards with pull outs. 9. island with 42" space to sink area and aligned with dining room opening 10. not to worry about work triangle with fridge because island becomes prep space see sketch:...See MoreKitchen / entry way area use dilemma
Comments (37)Please summarize for us - do you need entry/mudroom to gather stuff? Do you all need more countertop work area? seems so. and do you need more kitchen storage? I thought there's nothing wrong with the table you have, but I'd rotate it. Possibly an island could look "non kitchen-y" and be placed against the wall like any other item would be. I'd consider removing the chair rail, because it looks 'busy'... like this table- :)...See MoreRL Relocation LLC
