Have they thought about hiring an architect to design the home for them?

I agree with the lack of windows being a big problem. And yes to the suggestion of an architect. Or, do your parents have to buy from this builder who has only certain plans from which to choose?

Where will it be located. And which direction does it face?

It’s in Arkansas on a lot in a neighborhood they bought from the builder. It is flat. I want to say it’s East facing.

If the builder is willing to modify the plans, why not add a couple feet to the master suite, split it into two rooms with a big shared bathroom and maybe even a sitting room? Use bedroom 2 as office/craft room and turn the bonus space into a big bunk room + game lounge?

Again why not get an architect who can build what they want vs modify something haphazardly. You know so the house is for them and their needs.

Exactly........

Spend your efforts in locating a good local architect. Not in finding an unsuitable ill fitting generic plan that will need tens of thousands in alterations before you deem it almost suitable to build. And that still won’t fit the occupants, or that narrow little lot.

Crazy to me that 100 ft wide house is considered narrow…

Seriously though, if I could choose any house plan for my lot I would 100% employ an architect vs choosing a plan online.

M B, I almost wrote the same thing earlier this morning about the narrow lot comment. A 100 ft wide house likely sits on a 120 ft or 130 ft lot, which is pretty generous considering the typical suburban lot around here. We live on a 136 ft wide lot, and granted our house is only 65 feet wide, but on the driveway side there is enough space between our house and our neighbor to squeeze in another house! Our last house was on a 50 ft wide corner lot, meaning we had a 15 ft setback on the side street (and 5 ft setback on the other side lot line). Now that is narrow!

One challenge for any plan is going to be balancing the 3 stall front facing garage with the rest of the house. Ideally the garage is setback at least slightly from the main body of the house. But if a plan like the one that the builder provided had another garage stall added, it would really start to set the house out of balance. Better to be designing with the 3 stall garage in mind from the start.

There isn’t 100’ between the two houses pictured adjacent to that mud tract. So, there’s that other elephant in the room. Someone hasn’t measured correctly, or the neighbors are over the property line.

Have you found a local architect for your parents yet?

Start by reading The Not So Big House by Sarah Susankah. Unless all those people you mention will be living in the house for months at a time, there is no reason many of those rooms can do double duty.

Then once you figure out exactly what they need (not what YOU think they need), then I suggest you do as others have suggested and find a residential architect to create a house that will work on their property and live well for them now and well into the future.

If you and your parents are set on using this floor plan, and you’re unable to add on, then add up - if your builder is willing to modify the blueprint. Turn the bedrooms on the other side of the main floor into a second maser suite. It it fairly easy to add bedrooms above the main floor, on paper, that is.
