Please review my plans - help needed with bedroom arrangement
Hi folks! This is the second time I have posted our plans for review. Hubby is getting into the planning with me now that our date for aquiring the land is drawing nearer. Yippee! We did have a study (AKA hunting trophy room) off of the foyer and a playroom in the left bedroom wing, but hubby wants to combine these spaces and put them near the rear of the house (off of the screen porch) so they will be easier to use when entertaining casually. Our home will be built on a 30 acre farm and we have 3 kids, ages 1, 4, & 6. The girls (2 oldest) will use a the jack and jill bath on the left and our son will use the guest bath. The guest bath is designed to be able to accomodate a parent in a wheelchair if necessary at a future date. A few things I am concerned about are long hallways on the left side, laundry room without direct vent to outside or any windows. Please give any feedback- it will not hurt my feelings. We have not used an architect yet, but plan to involve one soon as we are close to our ideal. I can scan my mock-up of the elevation soon. It will be traditional with a mixture of hip and gable roof lines, all brick. Thanks in advance!!!

Comments (12)Thanks for the responses everyone! Let's see if I can address them all: There's a lot of focus on my guest bedroom area. My intent for that space is really to "flex" with us as our family ages, like you said, @lavender_lass. For now, I see it being used as an extra room- play room, or whatever with a bed or pull out couch for the infrequent times we do have adult over night guests. It can also be used as a BR if someone breaks their leg or has surgery or something. Then, as we age, it will become our Master bedroom. The Guest bath is large because we needed one that is wheelchair accessible. We have 3 friends and family members in w/c now, so it was drawn with them in mind. (And any future handicaps in ourselves.) So currently, it will be used as the bathroom that every guest uses when they visit. I didn't want it to open right on to the family room, cuz I think that's a little tacky! :) I don't like the door being where it is to the "guest suite" or flex space or whatever you want to call it. I was thinking about moving the door down, like you suggested, @kirkhall. Since you mentioned it, I'm thinking that's probably a really good idea! @fotomatt- just curious what you meant about the small look/sq footage? Didn't know if you meant that I haven't used the space well, or if I did use it well! Does the exterior elevation look wrong? I was actually worried that I have too much sqft. Just wondering- I won't bite, I promise! :) @andi_k- good point! And actually, after looking at those pics again, they don't seem to have alot of usable counter space, either. I might have to rethink my vision for that room. Adding a little footage to the mudroom might be on the agenda. I need to check and see if it will jive with the upstairs. So....what do you think about my front windows, then? Should I cut them down to 2 casements w/ transoms? That would give me a little more room to play with in the mudroom, but would that ruin my exterior look? So many good things to think about! Comments (16)Wow, you all have great ideas! Thank you so much! I think that the wall our bed is on looks funny because of that door that leads to attic storage. Hubby & I were talking tonight about making everythhing on that wall look symetrical by building a bookcase at each end of the wall and add shutters to them as doors. On the right it would actually hide the door to the attic. It would look like it was covered shelving unit but when you opened the shutter doors you would see the attic door. On the left side of the room (same wall) it actually would be real covered shelving. Then we were thinking we could add a padded headboard up to the slant of the ceiling and nightstands. Maybe mirrors above the nightstands to add some depth to the small room. I wish I could draw so that I could visualize this idea. I hope I explained this so that you all could understand. What do you think about that idea? I wish the stain on the wood in the office was darker but we made the built-ins to match a desk we bought from Christopher Lowell and the desk top was that color. I thought I should pop in here for a quick update (I just hate when people post a question and never update their resolution!). It took almost 2 years but I'm finally at a good place with the bedroom decor. We ended up putting the bed up against the window because of symmetry and it also opened up a big space at the foot of the bed where we can play with our dog. We also ended up with a queen bed instead of a king. We don't mind the bed in front of the window at all. The bed has a wire headframe and barely blocks the light. We just need to hang some pictures or paintings and I think I can call the bedroom done! Thank you again for all of your wonderful suggestions and advice!...See More

which is 680 sq ft.By creating a personalized family bathroom for children I was able to reduce the square footage.
Usually children are in the bathroom around the same time and I have
created a space for them to enjoy while doing so.I was able to make the square
footage work by using smaller bedrooms rather than 14ft by 12ft they are 11ft
by 10ft. In order to maximize the space I have designed lofts in all the
bedrooms that can be modified as the children grow and their needs
change. Children's rooms also have shared walk thru closets.pantry with access door to garage to help with groceries. Mudroom connected to garage with lockers to hold winter clothing items. Garage with drive thru style garage doors for lawn mowers or smaller cars.
Circular office sitting room with built in book cases and lounge seating. Great space for young children to do homework together.
Laundry craft room with direct access to master walk in closet
