Wood look laminate by wood look tile?

HELP! We purchased a home in 2017 and redid the whole floors with Corelux natural maple evp, which turned out to be a garbage floor (a whole other topic). We are now looking to replace the kitchen/dining area flooring AGAIN because cause we want to sell this house. It needs to be replaced because of peeling spots (see photos). What do i replace it with? I was going to go with a light concrete laminate but am afraid of the kitchen feeling too ”cold”. Should we/ can we do a wood look tile? Can wood tile be up next to wood laminate or is that tacky? ALL ideas with photos are welcomed and appraciated. Thank you!

What city or part of the country do you live in? The real estate market is so hot in most places now, and if this is the case where you live, I would not invest in putting in new floors for resale. Clean the floors, patch the floors, do some faux blending of touch up wood stain, and use throw rugs carefully. Also, ask the advice of a realtor about whether that is where you should be spending your money.

We did this with our floors recently. Our wood floors were in really, really bad condition throughout the entire house. I patched, used wood stain pen, had a few planks patched in, and really great rugs on facebook marketplace. I carefully staged our house in a way that would draw your eyes up. Our house got four offers in one day on the market for almost 10% above asking price and waived home inspection. Meanwhile, the house two doors down was for sale at the same time, sat for 8 weeks and went to 10% less than listing price. Their floors were refinished and much nicer than mine.

I agree on repairing the floor you already have. I do not agree with hiding the repairs under area rugs. Thats deceiving the buyer, in my eyes.

I have to agree with the majority here and say my preference would be to avoid putting any material that is faux next to it's real counter part. Fake travertine tiles next to the real stone, laminate with a granite look next to a granite counter, and vinyl wood look next to real wood flooring. I think each has it's own place and look nice on their own, but they shouldn't be installed next each other. I also have to agree about the wood floors. We have Brazilian walnut in our kitchen and it's held up great. Our electricity went out once for 4 days, the fridge leaked water all over the floor and we thought for sure it was going to require replacing. Within a matter of a couple of days, it had dried out completely and looked good as new. I love having the wood in our kitchen and doubt I'll ever have anything else. If the only reason you are putting vinyl in your kitchen is because you don't feel it's a good fit please reconsider; I think you'll be pleasantly surprised.

I have both tile floors and vinyl floor areas in my home. Tile wins! The tile is easy to clean and l still looks new after 20 years. No grout issues since we used a grayish brown grout (the tile is taupe). Never sealed it. We recently priced out some wood look tile plank for the family room. It is pricey,could almost do a wood floor for the same and after the prep work it may well end up costing more than hardwood. But I love the ease of upkeep with tile, we're putting in radiant floor heating and we like having big dogs. That makes tile much more practical than wood for us and I detest cleaning vinyl. We don't have issues with walking/standing on tile because we wear shoes. I wear flipflops in the summer and rubber soled slippers in the winter so my feet are cushioned. This is going to go against all the "expert" advice on keeping tile floors clean. Don't fuss about it. Choose a neutral grout and use nothing but a damp mop of warm water. You don't need special cleaners, steamers etc. In fact more grout is damaged by over zealous cleaning than anything else in my opinion.We'll be doing a white floor in our hall bath most likely. I plan to use a nice medium silvery gray grout.

Which of the latest laminate flooring looks & feels most like wood?

Pergo Timber Craft and Mohawk Boardwalk Collection both look good, but hard to tell which brand looks and feels like real wood floors. I have seen some floors where you really can't tell whether or not it's laminate or hardwood. That's what I'm looking for. Any help is appreciated!

Here's the other issue with using 'wood look' stuff in a room that normally gets tone or tile...you can't use 'wood look' anything anywhere NEAR this floor. Sigh....yah. It's a design faux pas. Too many people want to 'try out' the wood-look tiles and they start with a bathroom or a kitchen. They do it. They live with it for a few months to a year....and then they want WOOD (real wood) elsewhere. Then....they realize they have to A) give up on wood or B) redo the kitchen/bathroom they just spent MONEY on. Have a think. Take your time. Think about your next 7 years worth of renovation projects. Do they include FLOORING? Anywhere? Any of those thoughts going towards wood, laminate or vinyl (all with a wood look???)? If I'm correct, please do NOT put 'wood' look in a stone/tile setting. You close the door on 'wood' in many many more areas. Use the 'wood look' stuff for areas that are TRADITIONALLY wood floors. As soon as you use the 'look' in a 'wet area' you need to be prepared for the consequences.

Maybe I am in the minority but if I were to buy a house I would prefer buying one where the flooring hadn't been replaced specifically for resale. I would prefer the price reflecting the need for new flooring or even a flooring credit to direclty acknowledge the need.

I don't want to buy someone else's taste especially considering you would be going with laminate again. Also if you are replacing only a portion of a wood look floor you really can't use another wood look product because it will look terrible. Either the whole floor needs to be replaced or the portion needs to be replaced with something that complements it. But that circles back to why it makes more sense to just leave it to the new owner to decide

Don’t lay one kind of fake wood next to another kind of fake wood. Just leave it and clean clean clean.

Good point cat_ky about deceiving buyers. I would hide it under a rug for photos and showings and put in the disclosure that there are areas of floor damage. In my neighborhood of 170 year old homes, everyone has strategically placed rugs!
