Convert large master suite or living room for extra bedroom/bath?

We have a 3 story house (4 if you count the garage level) facing water (so narrow with views from all rooms). There are 2 small (150 sq ft) bedrooms on the bottom floor and a large master suite and master bath on the top floor. We would like to move our daughter's room (currently in one of the downstairs bedrooms to either the middle floor (by converting a living room and 1/2 bath to bedroom and full bath) or the upstairs by creating 2 smaller masters with their own bathrooms.


The living room is 248 sqft and is on the same level as an open concept dining, family room/kitchen (roughly 700 sf) separated by a top to bottom staircase and fireplace wall.


Trying to decide which would be better for resale - which we are planning to do in 6-10 years - splitting a master into 2 or converting living room into bedroom. pictures are rough draft (not exactly to scale) of the Living room (with 1/2 bath) and the master suite area (which includes a two sided fireplace, gym area, master bath (tub, shower and 2 sinks/vanities) and 2 walk in closets.


Would appreciate input on better value.
