Fixed sqft: Which adds more value extra full bath or large bedrooms?

Comments (91)Outsmarting the tree rats (squirrels) around my house is a full time job. This past spring I hit on a new idea. When I plant a container I invert an empty wire hanging basket over the container and the plant gets sun and can be watered but the squirrels can't dig in it. Another idea: I bring in a lot of plants to "over winter" under lights in my garage. I have so many that it is hard to reach my hand under the lights (4 shop lights) to the middle for watering. So I bought a pump sprayer with a long wand and it works great! In late winter I add a little liquid Dawn detergent, few drops, to each gallon of water and not only does the soil get wet easier but the worms that are waiting to hatch into distructive pets just don't hatch. Don't know what it costs me to run those four shop lights all winter but I don't care. It is a small price to pay to be able to "garden" every weekend in the garage. Many people have mentioned that they mark their outdoor plants with a "permanent Sharpie". In my experience there isn't a "permanent Sharpie", they all fade and quickly too. A grease pencil/china marker or expensive "no fade" garden center marker are the only markers I have found that won't disappoint you by fading. Eight years ago I decided to learn about gardening so I tapped into my local library. I checked out nearly every book they had on gardening and learned so much. The Gardenweb forums are also a wealth of information and entertainment. There is always something new to learn and I appreciate all of you who take the time to write in your ideas. One last idea from me...I keep a small notebook on my computer table and jot down any idea I find that's new and I will want to try. Little pieces of paper get lost but I always know where my notebook is and also use it when I order "on line" so I will remember the name of the company and the order date. Comments (17)I vote for the bathroom. If you are "looking ahead", here's our story. In 1989 we bought a 2bd 1ba cottage with an illegal 2-room apartment on the ground floor/garage level. After taking a hideous 18 months to remodel it in fits and starts, in 1991 it became a 2bd 2ba with a master suite downstairs to replace the apartment. When the RE appraiser came to look at it, he criticised us for putting in such a "disproportionate" and "huge" bedroom suite. Remember this is 1991 - very few people had ever seen big remodeled kitchens and master bedroom suites in our (older housing) city, let alone HAD them. We didn't get the appraisal amt we hoped for and couldn't refinance. Fast-forward to 2003. Neighborhood is gentrifying fast, old people moving out and young couples moving in. We decide to take out some equity and try the refinance again. Appraiser comes out, walks in the door, and says, "Wow, great job!" (tall cathedral ceilings, big picture windows looking out towards the hills). He goes downstairs and says, "And you even have a master bedroom suite! Gee, lots of people want these nowadays and so few of the houses around here have them!" We got an incredible appraisal, in fact he pulled comps on 3bd homes because he said so few 2bd homes in our area had the features we did. Comments (54)It would make the difference, resulting in us buying your house over another home w/ similarities. Storage is HUGE for families. In fact, we just paid almost the same amount to have a 12 X 18 shed added to our property in the only part of the yard that would accommodate it--not to mention it blocks an unsightly overgrown area next door. We have very little basement space and our yard looked like Sanford and Son while we waited for the permits/variance and building to take place. Our yard is already looking so much better and Long Island is so bureaucratic and punitive that having variances and permits in place is a huge selling point. I'd probably pay about $5000 additional over a similar property for the convenience of not having to deal with the dreaded Town Hall nightmare....See MoreRec room vs 4th Bedroom with full bath
Comments (14)As far as I'm concerned, it a no-brainer. The bedroom with bath is a much wiser choice. you can use the space for a rec room anyway! Just a suggestion, if you can. Pocket doors Closet in Bedroom 3 Owners Bath & Owners Closet Washer and Dryer: Make sure there is a drain and shallow tub is installed, in case there is a leak. It's not a tub, can't think of the correct term for it. But something, in case of water leak. Don't do bi-folds on the washer and dryer closet. Door 2 regular doors....See Morebudsw
