Comments (6)Hi, Looks like a great plan. Here are my thoughts --- I can't mark it up, don't have the software, but here is what I see.... 1.) The entry to your closet wastes a wall because your door to the closet is in the way and hugs the exterior wall. So, to fix that, push the vanities down toward the exterior wall and put the doorway between the 2 sinks. This allows you to bring the potty room more into the master bath (up next to the shower (it would turn 90 degrees counter clockwise. If you do this, it frees up a bit more space in the laundry area (from plan 2) --- you could square off your closet (take the laundry sink out of the closet square) and then have a long wall of laundry cabinetry with W/D and sink all along a straight wall that uses the previous master potty space. Did I lose you yet? I believe once several of these steps happen, you'll gain a bit more closet space, your master bath will be just as pretty, but it will be a bit more efficient, you'll get a nice mudroom, and you'll get rid of a couple of those wall jogs....Your stair location will work great the way you have it shown in plan 2. Comments (10)Are basements typical for the neighborhood? If so, do they take the standard or do the expansion? If you are building with an eye toward resale in the next 3 to 4 years, its likely (??) the builder will be finished with the entire neighborhood so your competition will be resales in your neighborhood and surrounding area. How does your proposed basement compare? Edit: Find out from the builder what the projected build out is for the neighborhood. Some of the new construction neighborhoods in my area are huge and are on a 10 year build out period. Comments (18)No heat in a basement in Chicago. That's brave. Here is my issue. The heating coils/wires/mats will heat the flooring nicely but it will heat the EARTH much more. Do you have plans regarding insulation UNDERNEATH the heating elements? You will want to figure this part out or else you will be loosing 50%-80% of the heat to the earth (we call this a heat sink...because heat sinks into and never comes out). The tiny bit left will enter the tiles. Your energy bills will skyrocket if you do not insulation UNDERNEATH the heat. This insulation will add $$$$ to the installation bill. Once you have seen the cost of this as a TOTAL price, you will realize it might be faster, cheaper, easier to add baseboard heaters to the space and use the vinyl planks you want. Or cork floating flooring + cork underlayment + a baseboard heat = super warm, quiet, fast, cheap(er) project. I often see installation for the heating coils/mats/tubes come in around $15 - $25/sf. And then you have to level the space...and add the cost of the insulation UNDERNEATH the heating...and then you have to purchase the flooring...have it installed, etc. This gets very expensive very, very quickly....See Moreaprilneverends
