Comments (10)Thank you chac mool and breezygirl for your responses. I have heard what you say about the hood recommendation for islands. I have considered going with the 36" hood but there are some issues with that that I have not yet resolved. Maybe if I explain more the web wisdom will be able to help. I didn't give much info about the kitchen design and the ventilation specialists do not consider the application an island because you cannot walk all around it (which is what perturbs the airflow). On the left side is cabinetry that looks like a hutch but goes floor to ceiling with a stone countertop. On the right is a stainless steel countertop and lower cabinets that span 3-4 ft and then take a 90 degree turn where the sink and dishwasher are located. Behind the range is a 13" ledge and then a hallway. The 30" hood would be centered over the 30" range so that the stone counter ends then the stove then the stainless steel counter. If I get the 36" hood for the 30" stove then if the hood is centered it creates the need for a 3" stainless steel countertop between the stone and the range. My thinking was that this would not look good or be useful. I don't know if this all makes sense in words. tomorrow I will try to post the layout and hopefully get additional feedback on how to get the best fit with appliances given the design constraints. Comments (40)The first thing that came to mind as I read the responses from folks who said they were told their builder's O/A and profit was that they only got what the builder typically gives out for public consumption. The second thought I had was how on earth does a consumer compare the quality of work, schedule maintenance and ease of communication between contractors who quote a "fee" (whatever that means) of 8%-15%-20% or whatever? Is the "fee" the overhead/administration, the profit, both or none of the above? Sorry to say but none of these numbers really mean very much in the grander scheme of things for consumers. What (should) matter to an owner is the quality of the work, how long it takes for occupancy, if the builder can carry on a resonable conversation using simple declarative sentences, and the bottom-line expense to be able to move in and occupy the completed house. And appraisals (for financing and insurance) are often in another world entirely unrelated to construction costs which is called "comparable sales" by appraisers/real estate agends and the most boggling phrase of all "replacement cost" by insurance reps. It's natural enough to wonder and even ask about builder's O/A and profit. Just don't think you're going to get a useful number. Just my experience....See Morerude dealers..... I'm floored!!!

I went into Joann's to the Viking department looking for a new foot for my "new" old viking machine that I just made my hubby buy me for Christmas. The sales lady in a fairly snobby tone said "these accessories only fit Viking machines". I informed her I knew and had received an older model for Christmas (I was obviously super excited about my present). When she asked which one and I told her, she informed me what a horrible choice it was, buying a 35 year old machine. She told me it will fall apart any minute, the technology is out dated, and the machine is completely unreliable. She did her best to make me feel stupid then TRIED TO SELL ME A $1200 MACHINE!!! I of course asked her why I would buy from a company that didn't have faith that machines would last 35 years when I had just been sewing on a Necchi that was at least 20 years older and the only reason I bought another machine was because my 3 year old pushed it off my counter and actually cracked the steal casing. I was furious. I spent a lot of time researching, almost 8 months making up my mind. I didn't want a new plastic machine, when it came down to it, I have always had old steal machines and liked the vintage machines. I picked a machine that had everything I wanted and was popular enough that I could still get spare parts. It is a beautiful machine and sews way nicer than anything that I have ever owned. Comments (38)My husband and I met with him yesterday hoping to get a better timeline. There is another delay so instead of July we are looking at August. It's really not our decision making that is delaying as we're done with the major decisions. When I asked him for a timeline of when things are going to be ordered and completed for better idea we received a vague answer. When I asked him about tiles for kitchen/fireplace and lighting (which I completed selection over 2 months ago) he couldn't really give an answer other than "Don't worry I'll take care of it." That has been the answer to many things. I don't know what else to do other than wait and hope he follows through. I'd be concerned and I'd make sure he has lien releases for you to see. Like JDS said, make sure you have a paper trail to give him. Reading between the lines, it sounds like he's hurting for cash....See Morearcy_gw
