Current floor plan of bedrooms

Not exactly sure what you are asking. Is this a remodel? Is one of the floor plans that of the existing house? It seems odd to me to have such a large entry foyer which is not really usable space.

@flopsycat1 i guess I am asking if it is worth the money to do all of the work to the house and end up with smaller bedrooms that are not in the same area of the house. I would prefer to utilise some of the entry area by putting a laundry under the stairs and creating a bigger kitchen.

Way too much space being taken up by the foyer/entry.

I'm not entirely sure I know which plan is which, but in the first plan you shared, the corridor is just wasted space. In every plan you shared the foyer is so unnecessarily huge.

YES, bigger bedrooms sell.

YES, use the space currently occupied by the laundry room to expand your kitchen.

NO, do not move the bedrooms to be on opposite sides of the house.

All of the plans you shared have huge problems. The one you shared in the comment and said is the current layout is the best of the three floorplans you shared.

My suggestion would be to move the laundry room into the foyer near the stairs (is that what you mean by under?) and add an entry way closet. You could still have a reasonably sized foyer and gain greater functionality. Personally, I love an open floor plan, so I would suggest opening the entry way to the kitchen, dining, and living rooms and having open flow between the rooms. You could have a huge U-shaped or L-shaped kitchen island with bar seating but if that isn't your style or that doesn't fit the neighborhood, just make sure there's good flow between the rooms.

As for whether or not a renovation is worth the money, it depends on the area. A good renovation (with a good plan and a style that is in keeping with the neighborhood) on the cheapest house in the neighborhood is usually a safe bet. Outside of that, there are many factors to consider. I would say, don't do a giant renovation to sell the house. Do a big renovation because you'll enjoy the house more. That being said, in your home, it seems to me that there are ways to increase your kitchen size and keep it a reasonably sized project.

Last but not least: street noise. Hedges, trees, and/or fences can do wonders for this. If the noise is a problem in the front, but it isn't a problem in the back, chances are that you can make a big impact by planting some trees and maybe adding a fence or stone/brick wall. I'd recommend adding more plants and things that create noise interference to your front yard. Even the wind blowing through leaves creates white noise that can drown out a lot of the sounds of traffic.

How many hundreds of thousands is your budget here? Houses aren’t Legos. You can’t ”rearrange” them without pouring tins of money into them.

I would also speak to a realtor. They will tell you how square footage and location impact the cost of a home THE MOST. How you configure the inside, the finishes etc not as much. They make a home more or less desirable to shoppers but they do not impact the price as much. Over all the answer is no you will not get your money out of the renovations you are considering. The separated bedrooms is controversial. People coming after you with a child would want the bedrooms closer together. Do it because YOU LOVE IT not because of what the end value will be. Personal choices are usually only appreciated by those that choose them.

Moving the bedroom to create an open floor plan with lake views is what I would want to do, too...but it all depends on the price/ performance ratio....So the advice to run it by a local realtor makes a lot of sense.

I can understand why you want to change the original plan. The entrance seems to be the only room with space. But your proposed changes won't help. You'll still have a small house living inside a bigger one. I would suggest that you shop for a new home. With the money you'd spend on reno'ing this one, you could buy something that truly suits you.

Moving does suck. But it's far easier than living through the months of a whole home reno. And, as a person who just had her basement reno'd at large expense (and only because I otherwise like my home and love my area), it is usually much cheaper to build new than reno the same amount of space. So if you can't find a home to buy, maybe you can find a home to build.

@Jennifer K i completely agree. I am totally fine with the current floor plan as I don’t feel the cost is worth it and I like that the two large bedrooms are together down stairs and there is a private small lounge room. My husband is desperate to do the big renovation while I just want to add a large kitchen and move the laundry to under the stairs which I fed is all the house needs.

it’s convincing my husband that is the problem. It will be wasted money and won’t add any value to the home.

we would be best to spend the money tidying up the front and entertaining area of the home
